Negative experience: Must Read Before Renting Really poor experience with this estate agent during our university tenancy. When we had a gas leak, the emergency line didn’t work at all. We also emailed them and never received any response. For something that serious, the lack of urgency or communication was pretty shocking. The condition of the house when we moved in was nothing like what they later tried to claim. Walls were peeling, the property clearly needed refurbishment, and basic things like a hoover weren’t even provided. We reported these issues but nothing was ever properly addressed. When it came to the deposit, they tried to take £900 from us. The worst part was that they used photos taken over a year before our tenancy as “evidence” of the house being clean and in good condition. The house we received looked nothing like those photos. After going through the dispute process (which took ages), we managed to get it reduced to £100, which we felt was fair — but it shouldn’t have taken that much effort. They also ignored the cleaning rates written in their own contract and just tried to charge whatever they wanted. I’d also be cautious about the “included utilities.” We were told 150mb WiFi cost £70 per month, which seems ridiculous. They also buy electricity and gas at market rates rather than the price cap, which pushes costs up. On top of that, the contents insurance they quoted came to around £900 for the year, which is more than many people pay for an entire house. Overall it just felt like they didn’t care about the condition of the property or about tenants, and you have to fight for everything. If you do rent with them, make sure you take lots of photos when moving in and be prepared to dispute deposit deductions.

Negative experience: Exhausting experience! We had a tenancy for a year with them. In the very first month we noticed the oven wasn't working properly, kitchen sink tap was leaky, other plugholes were not fixed, lights were fixed using tape, shelves in the fridge were broken. And I'd rather not get started on the heating, which broke down on 4 separate occasions and took the Landlords popping over to advise us on how to save money, because we were overpaying our gas bill thanks to Tomlinson not having a clue of how to deal with it. If you are currently living with them please do not extend your contract as they scare you into signing for another year just 2 or 3 months in. We renewed our contract but eventually cancelled, with a charge of course, because it was not worth putting up with this for another year.

Negative experience: They exploit students by taking a significant proportion of their deposits for no reasonable explanation. Do not fall for the overall rating, they are awful. Look at all the reviews that give five stars and read their explanations, they say nothing about their actual tenancy and this is for a reason. I would like to add that they called me after I posted this review, under the guise of finding out about my experience, like they do not already know why I, and so many others are so upset with their services. They were negating everything I was saying and being defensive rather than actually wanting to understand why I and my housemates were so displeased with renting with them. Moreover, their worker was very rude. Definitely steer clear.

Negative experience: Still waiting for our deposit after 2 and a half months. I will be passing this on for further legal dispute as they will not be getting away with taking away such a substantial amount of money. Every-time I ring I am told they will be contacting the Deposit Team, but i am yet to hear from them. You may think you have gotten away with treating students like this, but i can promise you if needs be I will take you to a small claims court to receive my deposit back.

Negative experience: There was a lot of problems we had with our tenancy. As others have said stay as far away as possible. They make a living from exploiting students. The overall reviews are propped up by reviews from people that are endorsed by Tomlinson themselves (you can tell by how professionally the reviews are written). Our house so far has been a hassle. Moved in with many problems (house with uninhabitable). Got told it was decorative. Landlord wanted a 12 month tenancy and could've moved to 11 and fixed the problems before we moved in. They want to charge us for 2 months where we haven't been able to move in. Violated our contract multiple times (by taking too long to fix issues or even address them) and refuse to let us leave the contract (legally they are required to if we haven't actually moved in yet). As students we obviously don't have the money to take it to court. Please don't move in as they will absolutely exploit you and the laws are all on their side (cant withhold rent as its illegal). Do not use this company. Please.

Negative experience: What a horrible estate agency, any repairs on our student housing took weeks to get fixed, they took way too long to reply to my emails. Our toilet wouldn’t flush and it took them days to call someone out to fix it. They were also was very difficult to deal with when getting our deposit back, it felt like they lengthen this process out as much as possible. Working with Tomlinson has really put me off ever renting a house in the future. They need to do better.

Negative experience: *Stay well clear, avoid at all costs* My son started a tenancy with a group of other students at a shared property let via Tomlison Estates. On first entry we noted and reported that his room had a faulty / damaged window, that the extraction fan in the bathroom was not working and the Freezer compartment of a fridge-freezer was leaking as it was rammed with ice, the door was not closing and needed fixing. My son stayed in the house and his room no more than a week (or less) and moved out to another loaction. We got no help from Tomlinsons to relet the room (basically it was our problem and just pay the rent, they did not seem to care a jot) and hence the room stayed empty for the duration of the tenancy. As far as we know the faulty window and extractor fan have not been fixed (we have reported it to the landlord was the usual response). With the tenancy ending 31-July-24 I expected the deposit monies to be returned promptly in full, particularly that of my son, as he had not been living there for 95% or more of the tenancy period whilst we paid the full rent for 2 accommodations! Now in October they have returned the deposit with a large deduction for end of tenancy cleaning. Totally unacceptable.

Negative experience: Rented a 4 bedroom house that was consistently mouldy, had no table to eat at, any repairs took a long time and many follow up calls/emails, we were charged 50% of our deposit for cleaning fees when we left the house in a clean state. Wouldn’t recommend.

Negative experience: If you are a student, be wary!!! When we moved in to our property, it was evident that not much of a cleaning had been done and there were plenty of issues to note. Thankfully we had taken detailed pictures of everything to include in the check in inventory, I recommend anyone renting with Tomlinsons do the same!! Take pictures of cobwebs, hair strands and even the most minor speck of dust on your skirting boards. When we moved out, we made sure to clean the house as thoroughly as we could and managed to restore the house to an equal/better state than when we received it. This is why it came as a massive shock when Tomlinsons tried to deduct £275 of our £600 deposit (at a rate of £25 per hour as specified in our contract). This was ridiculous considering the better state we gave the property back than we received it in but also because the justification pictures they sent for this were laughable. Some of these pictures included a singular strand of hair on a mattress (that they gave to us pre stained), a plastic tab on a set of drawers that was no longer than 1cm wide, a speck of dust in a sink that was so clean otherwise that you could see the reflection of the person that took the photo. The deposit team also take forever to reply to emails and cannot be contacted via phone as they hope that the longer you have to wait for a response, the more likely you are to just drop it altogether. Thankfully we had our photos from our check in inventory and knew we had a strong case so after some lacklustre back and forth with the deposit team, we took our case straight to MyDeposits and suddenly started receiving immediate replies from the deposit team who wanted to come to a speedy conclusion without getting MyDeposits involved. In the end we got the £275 deduction negotiated down to £38. For any future/prospective tenants reading: take ample detailed photos of every minor issue with your property at move in, communicate any issues with the agency IN WRITING, clean your property thoroughly (or get a professional clean done yourself as it will be much cheaper than the agency Tomlinsons supposedly uses). If all this fails and they still try to deduct absurd amounts of money from your deposit, make sure to read your contract properly and contact MyDeposits with as much evidence as you can. This is not the first time they have done this to students as I have heard from 2 other friends who rented with Tomlinsons that the same thing happened to them so this is probably a regular ploy of the agency!!

Negative experience: We have been wrongly charged £275 from our deposit despite a deep clean. The house was not professionally cleaned prior to moving in. We even had a gas leak at the property. We will be disputing this charge with the deposit scheme. Totally unfair, as you can tell from all the other reviews of them taking absurd deposits. Edit: After submitting a dispute claim with my deposits, Tomlinsons were very quick to negotiate and we ended up settling for a £38 charge rather than the £275, and ended the dispute

Negative experience: Rented with them for a year for a small 2 bedroom house, they took £348 from our deposit as a cleaning fee when the house was left relatively clean and they cited it with a load of small issues such as the ones attached, which understandably would need to be cleaned but for that price? Seems as though they just want to rinse students. Wouldn’t recommend. If you are currently with them hire a local professional cleaner for £50 at the end of your stay or they will use the most expensive one in the country! We also had a broken sofa since moving in that they said they would replace but they never did it and just kept pushing it off!

Negative experience: Absolutely terrible. When we moved in the place was an absolute state, the ceiling and walls were damp from where the shower was leaking, my plug socket was hanging out of the wall, our oven was burning the kitchen cabinets, the toilet seat was broken and there was a massive hole in the sofa and stains on the furniture. When we left we mopped, hoovered, scrubbed and wiped down everything and they’re still trying to keep £450 of our deposit for cleaning purposes. They claim to clean their properties before each new tenant moves in but based off my experience and the numerous other reviews it’s clear that they don’t and lie to steal your money

Negative experience: AWFUL In my 3 years in student housing I have never come across a company so negligent and lazy. When moving into tomlinson estates property it was evident the house had not been cleaned or checked. We found toenails on the floor and sharp objects in the carpet which cut our feet open. We had to clean the kitchen before being able to put anything in the fridge or cupboards because it was that disgusting. Upon arriving we noted that the dining table chairs were broken, the sofa was broken, the wifi didn’t work, the TV was broken, loads of light bulbs didn’t work, the mattresses were so old and thin you would have been more comfortable sleeping on the floor. Tomlinsons response to these issues was poor. We were told we had to fit new light bulbs our self as this was ‘our job’ even though the lights were fitted into the ceiling, we are not electricians who know how to remove light fixtures. The chairs never got replaced. Don’t even get me started on the wifi. This dispute went on for MONTHS, as you can imagine being in third year of uni with no wifi was really difficult for us. I was told to move the wifi around the house which I couldn’t do because of the wires. I was told to move it out of the way of objects? I was told to turn it on and off. I was told to do a speed test and send it to them as proof. This dispute must have gone on for about 4 months until they sent a wifi booster. They clearly thought because we were students they could fob us off and we would get bored of arguing. This is the worst part, we had MOULD and RATS and tomlinson estate decided to blame this on us. The mould was a result of the building which had water leaking through every time it rained, I explained this to them and they just sent me a patronising explanation as to how mould occurs and told me that I’m not putting my washing away correctly. They also suggested that my wardrobe was ‘too full’ which is hilarious considering it was empty. It is stated by the government that landlords must take mould seriously and tomlinson estate could not have cared less. My roommate also had awful mould all over her bed and tomlinson estate took about 2 months to come deal with it (we kept cleaning it but it kept coming back). We reported rats early on in our tenancy, so it was evident the rats were there before we moved in, we are clean students who do not leave the kitchen a mess. When sending the landlords a picture of a rat IN OUR BIN, they sent a patronising email back telling us it must be because we leave food out or on the floor. We had rats our entire tenancy because of tomlinson estates negligence. They left the rat they killed in our bin for 2 weeks and I had to call to ask if they were coming to dispose of it after they said they would have 2 days after killing it. We were required to pay rent in July even though we had all moved out by May which is fine. But Tomlinson estate called me 3 times in 3 weeks asking when I was giving my keys back. I told them every single time that if I have paid rent on a property then I am keeping the keys. Trying to get our deposit back from tomlinson estate was more difficult than my entire degree. They didn’t feel the need to keep us updated about the entire process. We didn’t know when they had conducted the inspection, if there were any deductions or an approximate time frame of getting it back. I called about 5 times only to be fobbed off with ‘we will tell them you’re chasing it up’ and ‘you will know soon’. We asked for the deposit holding company and their number which tomlinson estate refused to give to me and told me they would email me the details and never did. So we found the number ourself and started a dispute. Tomlinson finally got back and deducted a £145 cleaning fee from our deposit which is insane considering I spent a week cleaning the house, it was spotless. The tenancy agreement states we must leave the house as we found it when moving in, which ironically would have meant leaving the house filthy and broken. They are an absolute joke of a company

Negative experience: Leisha has been a great resource to us and sorted all our minor issues within 48 hours. Made moving in a breeze. **Updating my above review a number of months into my tenancy (university tenancy).** On several occasions we have emailed and emailed upon no reply to help us with simple problems ranging from simple housing enquiries to serious issues e.g. black mould. Leisha has been has not been a great resource in the slightest. Tomlinson have been so poor we’ve had to swap estate agents part-way through our tenancy to a new agency, so that tells you enough. If you have the choice, I highly recommend you steer clear of Tomlinson estates for any housing

Negative experience: AVOID AT ALL COSTS. My housemates and I had the absolute worst experience with them in our second year. we are all International students who knew very little about tenancies in the UK to which we were taken advantage of. They are extremely slow and negligent to responding to emails which has cost us legal claims in default against us. The landlord could not care less and is very aggressive with his approach to any circumstance. Imagine being charged 65 pounds for apparent "Cello tape marks". Our deposits aren't completely protected which they lied to us about and breached multiple rules. When confronted about this, they never discussed this topic or disappeared. We have been trying to fight Tomlinson since months now due to their slow and negligent deposits team which has cost us legal charges to which they have "no control over". The landlord refused to talk to us directly and only through Tomlinson which makes them responsible for any action taken to which they refuse to take accountibility for. Funny, ain't it? For them definitely because they do not have to be paying absurd amounts to solicitors and courts. PLS AVOID THEM AT ALL COSTS I BEG YOU. There are much better agencies in Nottingham like Student Cribs or even Purple Frog.

Negative experience: Upon moving into the ‘furnished property’ we were greeted with no furniture! No blinds, wardrobe, desk/chair or sofas, just a mattress on the floor for the first month and a bit of the tenancy. Furthermore, their correspondence of when our furniture would arrive was unsatisfactory, taking a while to reply or state they don’t know. We ended up building a lot of the furniture ourselves when it would randomly arrive. Once we got all the furniture two rooms were still missing desk chairs for the whole year, which are pretty essential since we were final year students. Now they are withholding our deposits, after invoicing us absurd prices for ‘general maintenance’ and £550 for cleaning. We left the house in the exact same condition we received it in. We have requested the original invoices from the company they used, and further proof. but they are taking ages to respond and our tenancy ended two months ago! Hopefully Tomlinsons will reply to our email promptly and we can resolve the deposit dispute before having to take further action.

Negative experience: AVOID! The worst estate agency I have ever dealt with. We had all kinds of issues with our house that were never addressed. The place was dirty when we moved in. At xmas we were told we had to move out as the HMO license was ending in a few months, something they would have known about more than a year prior. We had to go through legal aid at the uni to sort it out which was very stressful and they did nothing to resolve the issue. Charged us a ridiculous amount for cleaning at the end of our tenancy, by an unlicensed or nonexistent cleaning service that we were never able to get in contact with despite multiple calls and emails.

Fantastic experience: We as a family company have owned and self-managed student houses in Lenton for many years. There being no one in the family ready to come in we decided to handover the business to the management company that was closest to our aims of putting the tenant first whilst being efficient and quick reacting. We selected Tomlinsons as being best match and have not been disappointed. With Aimee in charge not only have they responsive and quick acting but they have been good for cash flow as well. We are very satisfied with progress to date.

Negative experience: Terrible Sthdent property not plastered and decorated so daughter and other girls unabe to get in until well after the moving in date . Bed broken and matress filthy, garden / patio full of weeds a unusable, plumbing issues open toilet waste pipe in the bathroom allowing smells in. Not happy at all with the service. Deposit still not given back after the girls have vacated with ridiculously high charges being levied . DON'T USE TOMLINSONS

Fantastic experience: Having only moved into the the property a couple of weeks ago, Tomlinson Estate have proved to be above and beyond helpful. I had been in contact with Aimee, and nothing was too much for her, with quick and friendly responses to emails and enquiries and getting all the required maintenance jobs sorted within a matter of days. So far, very impressed, thanks again!

Fantastic experience: Aimee Davies has been a huge help moving into my new house. Any questions I have are always resolved or answered in the nicest way possible even though I’m completely new to house renting. All maintenance problems have also been fixed through her or are soon going to be which is a big relief.

Negative experience: Scammers who steal your deposit. Unprofessional. Faked photos of pasta spilled everywhere which they obviously emptied out on the floor which they then charged us £550 of cleaning fees to “clean”. Complete disgrace!! Use a private student letting agent not these scumbags!! Unprofessional and thieves.

Fantastic experience: Tomlinsons Lenton were so helpful today, my daughter just moved in and found the boiler didn’t work, they had someone round almost immediately to fix it and they also hand delivered the broadband router within 5 minutes of requesting it and helped set it up, very grateful for such good service

Fantastic experience: Very professional and well maintained properties. We do alot of the electrical maintenance for Tomlinson's and they always make sure any electrical problems are fixed as soon as possible. Would highly recommend for any students looking for some exceptional student accommodation

Fantastic experience: I had no idea where to start when looking for a house with my friends for my second year of university but with the help of Tomlinson estates my experience was so simple and straightforward! I had many questions about the whole process but the whole team were very informative and also kind when taking my phone calls or answering my emails. I spoke to Aimee a lot when submitting my information and payments and not only was it always a friendly interaction but also a very helpful one. I felt as though my worries and any concerns were dealt with quickly and effectively and I always was listened to. The property overall was a good experience and we had little to no issues at all with maintenance or electrical issues etc. Overall a really helpful, reliable experience with Tomlinson estates, would highly recommend to anyone.

Negative experience: AVOID! My second year at university (2021-2022) and me and my housemates were treated so badly. Problems such as… 1. Mould (the property manager, Aimee, told me it wasn’t mould and as I had been diagnosed with pneumonia, the doctor just mentioned the mould won’t be helping me so I would need to go home to recover quicker to get back to my lectures, Aimee told me ‘the doctor didn’t say that did he?’ And then went on to deny this comment even when my sister was also listening to this phone call). 2. Wasps nest in the chimney and their solution was to block the chimney with cardboard to stop the wasps going into the living room and my housemates room. 3. Front door not locking properly and they never fixed it for us. A few times we would struggle to unlock the door after coming back late. 4. House was in a very bad condition when we first arrived, even after a ‘full inspection’ - sofa broken, hob broken (was told to light it with a match as it was the ignition button which was broken), mould, beds and furniture broken/dirty, bins in the property full with rubbish. My window wasn’t fitted properly either and work men mentioned that it should’ve been properly checked/inspected by Tomlinson. 5. When we left the property, we deep cleaned the house and took photos, only thing we admitted was still dirty was the oven and we accepted any charges for this. Yet they still charged us over £90 each (6 of us in the property too) which I then spent months afterwards disputing and eventually managed to get £50 back each. Tomlinson reported the money they took was for rubbish removal (yet no pictures were given when we asked for what rubbish/evidence) and also a deep clean of each room even though I know for myself my room was spotless and I had evidence of this. - other letting agency’s have now mentioned we shouldn’t be charged for a deep clean, only to leave the property in a clean condition (which we have it back much cleaner than how we were given it) as they should do a deep clean each year anyway. 6 Hot water wasn’t working when we moved in. 7. Went a few days without heating during the winter months. 8. Work men that entered the property to sort problems like the boiler and mould would comment on Tomlinson suggesting how bad they seem to be as well. Work men were lovely and very understanding to us students though! After now being with another letting agency, I now understand how we should’ve been treated and this wasn’t it. Tomlinson made us feel like we weren’t humans and because we were just students we were just meant to deal with all of this and allow comments like the one above telling me I was lying about what my doctor told me. Try and avoid Tomlinson and if you do end up with them and they try taking any of your deposit, question them and seek help from get my deposit back on instagram as without them we wouldn’t have got £50 back each! Even though it took months, it was worth it and shows Tomlinson were trying to just take as much money off us for their own sake! The past tenants also knocked on once we moved in to warn us about Tomlinson and this also encouraged me to start recording conversations, having people as a witness for phone calls and to question their deductions in our deposit. Tomlinson don’t even deserve one star.

Negative experience: They rent to students who have no respect. I've repeatedly called them about the property next door blocking the pavement and my garden path with their bins. Nothing is done. Today, the overfull bins have leaked trash into my yard. Who will clean it up? Oh, is it me? The quiet neighbour who is just unfortunate enough to live by one of the lad pads? Tomlinson is one reason Lenton is covered in rubbish.

Negative experience: If I could give 0 stars, I would. From moving in, we've had problems, some now resolved, some still being fought for with Tomlinson. Problems like back garden being covered in trash, broken beds, poor water pressure, leaks through the ceilings, the list goes on. The showers have been looked at a few times, often making problems worse, or creating a new problem. Tomlinson clearly are avoiding my current repair requests and emails about fixing these showers as I assume they can't be bothered to fix it. The person who I emailed once even lied to us saying that there was no issues with the showers. The communication is awful with agents and repair people letting themselves in without any prior notice and often the repair people have no idea what they're doing. The email communications I've had have been passive aggressive (when I manage to get a reply back). I'm looking forward to being scammed by their deposit reductions mentioned in other people's reviews when we move out next year. Yet another scummy, exploitative student lettings agent.

Negative experience: The majority of the Google reviews for Tomlinson are fake. Notice how all the 5-star reviews come in batches, at the exact same time and from profiles with 1 review? Without the fake reviews, they would easily be where they belong, at a lovely 1-star rating.
