Fantastic experience: HMT: A very trustworthy and hardworking bunch As a busy husband, father and stepfather, navigating the rental market in Cheltenham can often be fraught with frustration and various other forms of relevant peril. During a recent such episode, when the property that my family and I currently reside in was flooded following biblically heavy rain, Kim and Sam not only attended our property in person, they swiftly found us alternative accommodation whilst our property dried out. Now, with necessary reparations made, we have returned to our property rented through HMT to find a bunch of flowers for my wife in a vase on the kitchen table from the team - a wonderfully thoughtful touch I’m sure you’ll agree! Having dealt with several of their competitors over the years, I can say with some authority that the team at HMT are incredibly helpful, responsive and I would be hard pushed to find good reason to go elsewhere.

I’ve been renting in Cheltenham for around 6/7 years now and could not commend them enough on how well they’ve performed. The staff are friendly and informative and it feels like they’re at your every beck and call, even when you feel it is a silly question. A special thanks to Sam for helping us find a great home for a great price for the last little while. I have recommended HMT to multiple others and will continue to do so for the foreseeable. Fantastic experience: Me and my partner were recommended a lovely flat by HMT and nearly a year living there we could not be happier! If there are ever any issues, it is sorted straight away and Sam especially is always a massive help!

Negative experience: I must confess that I am highly disappointed in H. M. T. Sales & Lettings. They appear to be a nice, honest, friendly and courteous company, but, when push comes to shove, they are not trustworthy. When I moved in, the flat that they let me (99D Montpellier Terrace, furnished) was not cleaned to professional standards. There was black mould on the shower hose, on the shower head, and on the silicone apron at the bottom of the glass shower screen. There were heavy deposits of lime scale around the tips of the outflow of the fawcetts and lime scale stains on the glass of the shower screen. The drainage systems of the kitchen sink, the lavatory and the bathtub were partially obstructed. The extractor in the kitchen was dusty and greasy. There were severe accumulations of dust and grime behind the radiators and in between the radiator surfaces (there was even an old, dusty and lint-covered sock lodged in one for the radiators). There were scented candles, old papers, and sundry old and degraded items in several drawers. The toaster was packed with bread crumbs. The kettle had heavy lime scale residue inside. There was dust and lint and grime beneath the sofa's cushions. There were brownish stains on the mantlepieces of the fireplaces. There were two plants in the house. The plant in the living room had a fungal disease: it was covered with white plaques and it was dying. I managed to clean it, treat the infection and make it healthy. I was unable to save an orchid that lied on the mantlepiece of the kitchen's hearth, though. Orchids are very finicky and it fell ill and died. I left the vase with the remains of the orchid where it was when I moved in. There were more problems, from which I shall spare you. I thoroughly cleaned all of what I enumerated, without complaining and, after my two-year tenancy, I returned a house that was in a better condition than when I received it. I did not charge the company anything for cleaning that which they did not clean. That was a very big mistake. I assumed that I could trust them and I neither reported this when they presented me with the inventory nor take pictures of these many problems for future reference. After obtaining the necessary authorisation from my landlord, I arranged for the flat to be equipped with smart meters for gas and electricity, which will help the next tenants control their expenses more simply and effectively, as well as for it to be equipped with a water meter, which will save the next tenants £200 to £600 pounds per year, according to their usage and Severn Trent's estimates. I had to take one day's leave for the installation of the smart meters, and one day's leave for the installation of the water meter. They benefitted me, but they will also benefit the next tenants and are an improvement to the flat which would not have happened without my actions. When I left the apartment, it was impeccably clean but, unfortunately, as I was in a rush on the last day of the move, I accidentally left a few plastic grocery bags and a cardboard box behind. For this, they charged me an absurd £219 pounds for "clearing rubbish left behind". I tried to reason with them, given how I had been nothing but an exemplary tenant during my two years of tenancy, something which H. M. T. Sales & Lettings affirmed and admitted on multiple occasions. But this plead was to no avail. H. M. T. Sales & Lettings refuses to acknowledge my contributions to the flat and is adamant in their intent to deduce £219 for clearing one cardboard box and a few plastic grocery bags. This is my personal experience with H. M. T. Sales & Lettings. I promptly admit that others may have had positive experiences with this agency. On the basis of my experience, I recommend that you avoid dealing with this agency. Should you still opt to do business with this company, do not trust them. Document everything comprehensively and do not give them the slightest margin to rip you off. Be very careful. These are not friendly, trustworthy people. Caveat emptor.

Negative experience: This is the worst letting agent I have never ever experienced during my 15 years rented life in UK. Mr Kim is the Owner of the agency who is very rude man never respect the tenants. His son is behaving very politely and respect the tenants better than him. But you must Stay away from this suit boots thieves, they never refund your deposit. In my case they didn’t decorate my rented property during the last 4 years and finally when I am leaving, they didn’t refund the deposit and tried to keep the deposit to redecorate the house. They never ever redecorate the house, and asked me to do it when I’m leaving. Photos are attached bellow to show the condition of the house during my rented period. Finally I made a dispute from the DPS and managed to get my deposit back. Thanks for the Deposit Protection Scheme. Hope this review will help others to protect their Deposits. God bless you !

Negative experience: We were made to wait just under 5 months for a tap to be fixed which, by the way, took no more than 30 mins to replace. The tap was barely if at all secure to the counter. Trying to blame us for damage which was present prior to our arrival, mould on the wall which we were told wasnt to affect anything post tennancy. We were told the windows were to be sorted/fixed as condensation was in the window (between glass layers). We were promised new chairs, the ones that were offered had damage from general wear and tear. Trying to pin the blame on us for something we didnt even do. Claiming any and all areas are poor quality. We cleaned the flat to the standard we saw it in on move in day. Part of a wall in the bathroom had paint peeling off it, peeling paint in a property the size of uni digs at the price of 775PCM. We tried to clean the mould from all areas accessable within reason and it was clear the mould has beeb present for a longer time than our residency. Very unhelpful people. Stated we needed a professional cleaning company when realisitically the 775PCM can easily be more than sufficient to pay for this post tennancy. Btw 775 didnt include internet tax tv gas or electric. Most properties for that price incude extra things. Im still trying to contact them if anything uve said is being considered. Yet again no response and very unhelpful. TLDR: Ages to fix stuff Pinning blame on us for things they should be dealing with. Unhelpful.

Negative experience: After renting from them for a year, my opinion has changed. They took 5 months to fix something that took 30 minutes. I was told when viewing the property that the dining table chairs would be replaced before moving in. Unfortunately, this was not the case they are still in the same peeling state as the day I viewed the property. They are not a great letting agency from a tenant perspective they were often so unhelpful and took ages to solve any maintenance issues within the property. They are a joke.

Fantastic experience: Regargarding Astrojet5 My 87 year old mother is the landlord of the property mentioned .This man owes £2000 of unpaid rent and then he has the audacity to demand his deposit back whilst harassing my mother with phone calls all day demanding his money.Kim at HMT has been very patient dealing with these people and has always given them 24 hours notice when letting delivery people in to install there white goods. I would highly recommend HMT as they are very polite and professional.

Negative experience: Poor experience as a prospective tenant. First viewing was a no show. By the boss of all people. Called him and it went to voicemail, thankfully he did return it but if I'm honest I wasn't exactly convinced by the reasons given. I'll put it down to an I forgot. That's fine though, I know mistakes can be made especially during these difficult times so I gave them the benefit of the doubt and agreed to a later viewing. Unfortunately, both flats at Irving House had clear signs of mold/damp. When queried I was patronized and asked whether I did science back at school. I'll say no more, judge for yourself.
