In my experience, some agents will say they can sell your house for more just to get you on the hook, but will inevitably end up reducing the price back to a realistic one over a long period of time - it keeps their sale boards visible but doesn’t help you. While others will deliberately under price it, sell it at the first viewing, and collect their fee. Luke’s track record for selling houses locally meant it was a no brainer to use him. He sold ours in under 2 weeks - but it wasn’t under priced - in fact we set a new record for £/sqft in our street. His customer care and attentiveness were faultless throughout. And his fee was the lowest. Beat that!
