Negative experience: Utterly unprofessional and dishonest. Will not allow people to arrange viewings on houses for sale (even on day one of the houses being listed) - this has happened on several occasions with Flint and Cook now. Take your business elsewhere to a firm who will actually make an effort to sell your home.

Negative experience: Cannot be trusted so steer clear of these sharks. We were offered a price on a house by the house vendor, (flint and cook knew of this offer) and 2 days later they accepted an offer off someone else. The reason - "A first time buyer can purchase quicker than someone already in a sale situation" I sold my house and purchased off a better, more trustworthy agent. Do not buy or sell with these.

Fantastic experience: I have been dealing with this sale from the other side of the country which at times was very stressful for me I always appreciated them answering the phone and knowing who I was! the team especially Kate and Rhodri were great and switched on the market has been difficult but they were always able to keep me up to date communication very good and when asked gave fair and good advice. Fantastic experience: We have had a very positive experience of the Hereford office. Our vendor used them. Rhodri Mence has been fantastic. Things kept going wrong, mostly with our own sale but some with our purchase. None of these was his fault in the slightest but he was often the one to find solutions. He got things done in a very amiable way. In fact we doubt the deal would ever have gone through if it had not been for him. It is when there are difficulties that real skill and professionalism are most evident. He has both in spades.

Fantastic experience: Absolutely amazing service, Just completed on a purchase of a property from Flint and cook. The process was quick and painless, we had all of our questions answered and accommodated to additional viewings when we requested them. Would highly recommend for first time buyers.

Fantastic experience: We picked Flint and Cook based on their reviews and the number of SOLD signs we saw in the area. We needed to sell our late father’s house in Credenhill and we all live several hours away. Martin met us at the house and did a valuation within 48 hours of first contact. Then they arranged everything and when the house went on the market on Wednesday, they had 5 viewings booked in by Thursday. The house sold to the first person inside at 9am Friday and then despite delays with probate F&C we’re patient and polite and kept us informed without ever hassling us. When we needed people to pop in and turn the heating on or take final meter readings they obliged immediately at no extra cost. Their professionalism, service and efficiency were 100% ( and I used to work for estate agents Allen and Harris so I know a great agent when I deal with one) We Recommend Flint and Cook without reservation.

Fantastic experience: We cannot recommend them enough! We went through them for our property purchase in early 2020 and were very impressed with the service. Furthermore, we've recently used them for a property sale & purchase together to once again receive great service from everyone. Kate kept things smooth throughout and maintained regular communication leading to what would usually be a stressful process, a much more bearable one! Charlie and Anita were also incredibly helpful with our sale. We will definitely be coming back to Flint & Cook for future property sales and purchases.

Negative experience: I was not local to Hereford. The boss (Jonathon Cook) sold me a complete and utter dud of a property causing me and my family huge upset and misery. As far as I’m concerned Cook took advantage of me not knowing about the County’s planning and my property was blighted before I even exchanged contracts. Cook sold me his friend’s property (he went to the local private school with his sons, and 'old boys' stick together don't you know). Jonathon Cook’s wife (a local solicitor) handled the conveyance for this family friend too. it is my belief that they were all in it together. Utterly disgusting. Shame on them all.

Negative experience: The boss (Jonathon Cook) sold us a blighted property which effectively ruined our move to Herefordshire. It's taken a long while to successfully sue the vendor (the boss' friend) who didn't tell us about the plans for a major new road less than 200m from our new home in the country either. The new road didn't show up on the land search so we were stuffed by the vendor, this estate agent - FLINT & COOK - and by the Council. We found out about the road just two weeks after we'd moved our entire family and businesses into what we thought was our 'dream home'. Absolutely appalling. If Flint & Cook can do it to us, they can do it to you too!

Fantastic experience: I cannot recommend Flint and Cook enough. We have just purchased our first home through them, so as first buyers are, I especially was very persistent and impatient! Anita was absolutely amazing, she always reassured us that everything was running smoothly and was so lovely to talk to. Negative experience: Drove five hours to view one of their properties, to have the time changed at very short notice, arrange to meet the agent at the new set time waited over 45 minutes to be told he won’t be coming however they did give us the code for the key lock, So we could show ourselves around the property, which still had some of the owners personal property in the house, unprofessional lack of communication asked to be taken off the list. Would like to add I explained many times that we were driving some distance and that it would take us maybe 4 to 5 hours to get there.

I don't think communication is one of their strong points. EDIT: They came good in the end, so it's only fair to mention that & I have upgraded them from 1 star to 3.
