Fantastic experience: We had a really positive experience selling our house through Hamish Homes. James was dealing with our house sale and was very approachable and available for all our queries throughout the process. We could speak to him out of the usual office house which was particularly helpful. Everyone I spoke to within the team were very professional and helpful and had excellent communication. It felt like a smooth process from the get go and we felt we were kept in the loop throughout the house sale journey. I wouldn’t hesitate to use this company again in the future. Thank you.

Negative experience: This would be by far too long a review to explain in full so here are the highlights 1. Stephen first tried to get my house on the market with HH when I was viewing another house he was listing. He had no intention of trying to sell me the house I was viewing 2. He blatantly told me he could get a HR with a higher value on it than the one I had already paid for 3. He made me an offer that if he didn't sell my house for more than £500k I wouldn't have to pay a penny 4. He marked my house under offer and removed from the market when the potential buyer had not even listed their house 5. Various "excuses/reasons/blaming of the buyer" why their house wasn't going under offer 6. Constant storytelling that moving dates would be in place. 7. Eventually the buyer pulled out direct to their solicitor (not communicating to HH - which probably also speaks for itself) 8. New listing - new stories 9. After roughly 9 months, I decided to go back to the original agent I had planned to use. The ones that tailor make moving 10. When communicating that to Stephen, tone of messages changed. 11. As I had not signed a contract and Stephen had said to me, there would be nothing to pay, if he didn't sell my house for over £500k I did not pay the invoice they were charging me. 12. Various rude and threating messages received, his nose was obviously out of place as I'd managed to get another agent to list without him "releasing the HR" 13. He refused to remove their listing from Rightmove. I had to speak to their legal team, prove I owned the house and confirm I did not authorise HH to have it listed 14. After TMM sold my property. HH marked on Rightmove that they sold the property, fudging their sales figures 15. I was then forced to pay the invoice after he lodged a claim with the court. Something which I very strongly wanted to fight, but was not able due to potential impact on my job in financial services. The long and short is, if it sounds too good to be true and it was told to you by Hamish Homes, it definitely is!! I would never use their services to sell a house again and I definitely wouldn't view one being listed by them either.

Fantastic experience: James was absolutely amazing in helping us sell our house but also with buying our new home as well. He was always happy to help and made the experience as easy as possible! Would definitely recommend :)

Fantastic experience: Hamish Homes and specifically James who we dealt with promised us he’d sell our Fortrose house in two months; he missed by a couple of days but that was solely due to being in a chain. Home report, photos and drone footage done in a couple of days and on website the next day. All very professionally done, thanks to all concerned and reassurance was always given when the client got twitchy!

Positive experience: Avoid at all costs, nothing but problems with this company absolute nightmare deciding to sell with this lot. Thankfully Kelly took over and sorted out the problems and had it sold on her first viewing.

Negative experience: Our initial experience with HH was great when buying a house. Kellie couldn't have been more helpful. We had an offer accepted on a great house and everything was apparently great. We hadn't sold our house but had a private buyer very interested. However, when the buyer for our house pulled out and I told Kellie. I told her we had another estate agent lined up to get our house on the market within 2 days and then she phoned me and said (apparently after discussion with her boss Stephen) that unless we sold our home with them, that our accepted offer was no longer valid and effectively tried to blackmail us into selling our house with them. I have no proof of this, but I'm convinced the seller knew nothing about this and they assumed we'd just put another offer in once we sold ours. That decision has cost their client tens of thousands after the property was reduced in price and id strongly urge anyone buying or selling to give them a wide berth. Ask people about them before you decide. They'll promise you the highest amount, but then reduce your asking price which means they then get a higher commission.

Fantastic experience: I highly recommend Hamish Homes. I’ve had the pleasure of not only buying from them, but also asking them to sell my flat at the same time. Tony’s warmth and humour helped to make both processes as stress free as possible. When there were minor glitches (as expected with property sales) his obvious experience and professionalism was evident and problems were sorted swiftly. He stayed in close contact with me and I honestly felt like I had friend guiding me through it all. The marketing of my flat was wonderful with the videography and drone. The descriptions of the property were inviting and less formal than standard estate agent lingo and I think this added to the charm of the marketing. It sold within a few days. If I could rate Hamish Homes with more than 5 stars, I would.

Fantastic experience: A great experience throughout. After being let down by an online agent, James spoke to us, got the home listed and photographed within a couple of days. Our sale went through equally fast too, with James identifying the right buyers for our property ensuring with had a solid, acceptable offer within 48hours of listing. Always on-hand to help, no matter the time or day.

Fantastic experience: Hamish Homes first caught our attention when a colleague mentioned that she & her husband had sold their bungalow for a good price. My wife and I in turn were impressed with Stephen’s businesslike attitude towards ensuring viewers of our home were ready to buy. Our home sold very quickly - we accepted a suitable offer in two weeks of marketing! Furthermore, it was great that HH’s George showed us around the property we subsequently purchased (and are very happy with) as this simplified the transactions. The cherry on the top was the generous goodie bag of mugs, coasters, key-rings, kitchen towel, apron & wine - and even kind replacement mugs after one broke! We confidently put Hamish Homes forward as first call for selling and buying a home.

But working with Tony at Hamish Homes has completely restored my faith in the sector. Selling my parents’ cottage was an emotional process, and Tony handled it with genuine sympathy, patience, and understanding. He brought a refreshing can-do attitude to every challenge, from helping me navigate difficult neighbour issues to supporting several potential buyers with the same positivity, patience and professionalism. Negative experience: If you want a headache, then you’ve came to the right place, especially if “Tony” is involved. This chap visited our house as we had initially inquired about putting it up for sale. What can we say ,we found him extremely overpowering , full of self-importance , never listened to a thing we had to say and that was more and more evident as our meeting progressed during his visit . Our friends had previously dealt with James who they told us couldn’t have been better , maybe “Mr Bravado”himself wants to take some coaching and people skills from him . He told us that previously he had sold cars, and to be honest, he probably should have stuck to doing that . We had our property valued at just under £500,000, and to be honest ,they are not a company that I would want or trust to sell our house based on his attitude and demeanour.

Negative experience: Avoid at all cost. So many machinations going on. All they care about is getting new clients in and then service drops off a cliff. Over-promissed and then under-delivered.

Negative experience: I did buy a house through Hamish homes, however it was not due to the agents' selling skills. On my 1st viewing which was in my lunchbreak so time was limited, Tony said he'd show me around quickly then leave me to browse on my own. He followed me around, incessantly talking about totally irrelevant things, was overbearing and "did not" leave me alone. I arranged a 2nd viewing which I had to chase 3 times for a response to, he arrived 15 minutes late. Again he did not leave me alone to view. Despite this, I made an offer which was accepted. I arranged a 3rd viewing so my son and his girlfriend could see it. Tony would not stop talking "at" my sons girlfriend, who could not escape him, I had to rescue her in the end so that she could actually look around the house. On my completion date, I would have liked to have been handed the keys so that I could open the door to my new house myself - instead I arrived to find Tony already in the house!! A very very odd way to operate and I was certainly not impressed!

Fantastic experience: Purchasing my 1st home has been so easy thanks to James @ Hamish Homes. Start to finish he was an easy go between to the sellers and has been a delight to work with. Highly recommend James. Day or night he was always there and really friendly throughout, even after buying the property he is still checking in. Perfect.

Negative experience: I've bought and sold a lot of houses in my time but never came across an agent like this one. Their impressive marketing, photos, and videos are sadly let down by sub-standard service verging on the unprofessional.

Negative experience: Travelled from Glasgow for an arranged viewing, waited outside the property, no one showed. No one got in touch. If you're going to put 'property professionals ' on your boards, your actions need to match it. Unbelievable. Update: sorry but that really didn't happen. We kept checking as we knew you had my husband's number, both from the original communication and from the follow up phone call he made on Saturday morning when no one had showed. My husband (still) has no missed call from you, nor any voicemail.

Fantastic experience: It was my first time buying a house and I have to say we were extremely well looked after. I cannot stress how much at ease Hamish Homes and Tony made us feel throughout the process. All questions were answered in depth and any queries and concerns we had were dealt with promptly. Negative experience: Received this text after asking for an itemisation of the marketing fees, which I would think is only fair as a great many professions provide itemised bills. No issue with the home report or photos. Further to the request, it was insinuated that we could not pay the invoice. A final demand was sent THREE WORKING DAYS later, threatening us with a debt collector. We are definitely going with the auction house after such unprofessional behaviour from Hamish Homes. My husband dropped off the keys before we moved, I still have the text of the office address, with the date. The invoice has been paid, at no point was their allegation that we couldn’t pay correct. I hope someone else is warned before this is review is no doubt deleted. Minus stars, are unfortunately, not possible.

Negative experience: If I could give 0 stars I would. Their communication was poor, despite claiming to be available until 10pm. Our viewing was booked for 5pm. We turned up at 4.59pm and were told to go and wait in the car, because there were still people viewing. When the previous viewers had left we entered the house. Agent rushed us through the house in about 10 seconds explaining ”hallway, kitchen, outdoor tap, outdoor electric.” He sat down on his phone for the remainder of the viewing. He took 2 phone calls during our 5-10 minute viewing. Agent made me feel uncomfortable. He told us that Hamish Homes are the only letting agents that do not use fisheye lenses to take pictures, which is a lie. When I asked if we could leave the property by the rear entrance to see the rest of the property, Agent stared at me and said “that’s a really weird question”. The properly was offers over £210k so we put in a very good offer of £218k (which it wasn’t worth to be honest), and the house had been on the market for months. Our solicitor was then told in writing that no offer below £225k would be considered. If we’d had this info previously, we would have never made an offer through a solicitor, that we now have to pay. Massive waste of our time and money. The only way we found out that the property had actually sold, was through Facebook. I believe the property was misleadingly advertised for their benefit. We have since purchased a different property through a different estate agent. I would avoid.

Fantastic experience: Thank you Hamish Homes! We sold our house within the first couple viewings! We used Hamish to sell our home as there is no cost upfront which net our needs. We were contacted by George after filling out our details online and he made everything so quick and easy! Staying in contact at each step and giving us advice on where we should or shouldn’t accept. Negative experience: I booked a viewing on a house and on arrival was met by the agent who had his face in his mobile phone and didn’t even look up to acknowledge me. Even when I said hello he just gave an insincere “Hi” without even looking up. He then walked into the house leaving the door open which I assumed was a sign for me to follow on. House was on sale for 285k and he immediately informed me that it was worth 330k (it absolutely was not), continued to tell me very personal information about why the current occupant was selling (not relevant or any of my business). I was then told to have a look around while he continued to stand in the living room in his phone. Toilet was a mess (surely a basic rule for a viewing is to ensure it is semi-clean). For some reason we still made an offer but received no further contact from Hamish and found out the house has sold via Instagram. The most unprofessional experience I’ve encountered in 25 years of house hunting. If you like the look of one of their properties be prepared to be either ripped off or ignored.

Negative experience: I've called Hamish Homes twice now to attempt to book viewings for two of their properties. First property although it stated offers over £270,000 we were told that owner wouldn't accept anything under £300,000. Why not have it on at offers over £290,000 then? Thought this seemed strange but were willing to give a second chance. Second time we called the gentleman was rude, could hear he had the TV on loudly in the background and basically didn't seem interested in working with us to arrange a viewing time. Perhaps this is why both properties have been on the market for several months? I would suggest that buyers and sellers alike avoid. Plenty of agents in Inverness who actually seem interested in facilitating a sale.
