Cooke & Co Letting and Estate Agents Weston-Super-Mare

Negative experience: This agency is shocking to deal with. You have to chase them for everything, get the tenancy agreement done, then they don't do it properly wasting your time, then get length wrong, to recover my deposit it's becoming a nightmare and looks like I'm gonna have to go over them in order to do it even though the landlord requested the funds to be released ten days ago. If you don't want unexpected stress added to your life besides moving house. Avoid them.

Fantastic experience: We’ve been tenants with this agency for over 3.5 years across two tenancies, and our experience has always been positive. The team is friendly, helpful, and professional, and they’ve consistently acted with integrity whenever support was needed. Communication has always been smooth, and they’ve made the renting process straightforward and reliable. We’ve been so happy with their service that we wouldn’t want to change agents when looking for a new place to live.

Negative experience: I enquired about two properties to let with this company by phone. The first time, I was told that the person I spoke to didn't know about that property but they'd pass my details to someone who did to call me back. The second time, I had a long list of information taken (akin to an application form) by an incredibly rude woman who seemingly struggled to understand me (and was annoyed at that fact), and was then told that they hadn't arranged viewing slots with the tenant yet so they would call back. Naturally, neither of my calls were returned. Waste of my work break...

Negative experience: Absolutely terrible rental management service. My house was left a complete mess the filth was unbelievable. 4 months to put it straight and a pretty big damage Bill. Everything was wrecked and left in a crap condition. Their final inspection list was a joke. They missed kitchen sink tap on its side, loads of water damage to kitchen units, missing kitchen shelves, painted radiators, radiator and towel rail pulled out from walls, kickboards snapped, clumps of mud in the airing cupboard, windows thick with grime, curtain rails and blinds pulled off walls dogs in the property the carpet was a mess and had pulled runs, Sliced up kitchen vinyl. All the walls was caked in grime, window frames and skirting boards. The kitchen sink was a used tea bag colour, loads of scum and scale in the toilets. The bathroom looked like it had never been cleaned. They do not tell the filthy tennants to clean their act up when they're paid and supposed to be managing the property for you. I wanted the tennant out way before do to the state of it and they talked me round, I should never have listened to them. They didn't advise on raising the rental price to keep with the market price. They gave me horrific advice on accepting £300 from the deposit when I had over £2700 worth of damages, because they cant be bothered to deal with the situation, Im glad I refused. If you have a property you dont give a dam about then use these godforsaken people. My house was described as immaculate by Gail and it was handed back to me like a scummy, slum dive. I would not recommend or trust these people to look after a disabled slug let alone another property. They have complete disregard for their responsibilities they should be ashamed!!

Negative experience: Be very wary and careful with this lot. No support for the tenant, likes to drag things out and not communicate if there is a dispute after tenancy has ended. Gail was very rude and cold towards me upon end of tenancy viewing. Took a further 45 mins for the landlord to arrive due to their very poor communication. After I left I believe Gail and the LL conspired to take over 1/4 of my deposit for fair wear and tear of cheap, poorly fitted vinyl that was damaged when I moved in...to bad the Deposit Protection Service believed I was owed all my deposit back. Honestly, avoid.

Negative experience: This company provided the worst service I have ever experienced. Rude, unhelpful and dishonest. There are many other better choices in Weston and Worle. I wouldn’t use them again if they were the last agent in the world.

Negative experience: Unhelpful, rude and overall poor customer service. Strongly consider using other local agents who can provide basic levels of professionalism. The other negative reviews speak for themselves.

Negative experience: Never contacted us about our property for sale treated us with contempt never put our property in the window very icy atmosphere with if your not one of them your beneath them attitude

Negative experience: AVOID!!! My property went from fully refurbished to total dilapidation in a single tenancy costing thousands of pounds despite paying to be fully managed and receiving glowing annual condition reports from the agent. Every time there was a fault or damage caused by the tenant the agent would call expecting the landlord to pay. They are a joke and if you want your property investment to be looked after DO NOT consider this useless agent!

Fantastic experience: Amanda Spear has been absolutely fantastic!!! We sold our property and I have to say Amanda most definitely took the stress out of it, always at the end of the phone and replied quickly to emails. She was my go too if I had any questions and nothing was ever too much trouble, going above and beyond to help, acting as a go between for myself and our buyers. This is much more than 5* customer service!!!

Fantastic experience: We needed a short term tenancy in a difficult rental market . Imogen & Alex went above and beyond to secure a property for us. Emails and calls were either answered or returned promptly . We were very happy with the service.

Negative experience: Rented with them for almost 2 years told the house was going up for sale so had our two months notice. A month later the house is up for rent again with an increase. Speaking to the neighbours same story as the previous tenant. Stay clear.

Negative experience: Couldn’t even arrange a viewing! Told me the property was tenanted so they’d speak to the tenants about when they could accommodate a viewing, never phoned me back. Emailed to chase, no reply. If this is how they treat enquiries then no way I’d want to rent with them!

Positive experience: Terrible experience trying to rent and view properties. Seems favouritism is in place or they just make stuff up to put you off?? Awful To be fair they read this review and called back to try and rectify the issue. Changed from 1 star to 3

Negative experience: They are truly awful from start to finish. The main thing is the complete lack of professionalism. I share the same sentiments as some of the other reviewers who have actually dealt with them.

Negative experience: Repeating the majority of 1 star reviews. Discrimating because i don't currently work ( I have a baby) however my partner is in full time employment. They told me a property had been let out yet have arranged a veiwing for my friend! I also rang about a different property to which I got told I'd receive a phone call when they knew when they were doing viewings for it - I never recieved a phone call. We are still in the process of trying to find a bigger house however we have decided to completely avoid cooke and co and would advise everyone in the same or simular situation to do the same

Negative experience: Very rude and discriminating agency, on a phone and emails to Eastern European guy (me) they were as rude as can be and said they have nothing they can offer for us and gave me any excyse they can while my fiance who is British had completely different treatment, she was even given a viewing of property we were interested in. Unprofessional people like this shouldn't run a business. Stay away from them.

Negative experience: I am a landlord. Cooke have been managing our portfolio for quite a few years. Communication is terrible; emails ignored, calls not returned. 4 of the 9 reviews are from staff so not a true reflection of their 4.9* rating. Gail, the business owner, is rude & I do not know how they are still in business. They do not do a thorough job on anything & when you have to chase them for rent money due, it takes then literally weeks to get back to you, let alone get the rent money to you. The staff turnover is high, I wonder why? This is never a good sign. When we gave notice to terminate our contract, they done everything to make things as hard as possible for us and the new managing agent. I would not recommend this company in any way shape or form. Learn by our mistake; use another company. A very unprofessional company.

Fantastic experience: We were apprehensive when we set out to let our planned retirement property initially, (currently living in a tied house) but were so very thankful that Cooke and co was recommended to us, as we could not possibly have left it in better hands for which we are so grateful to Gail and the whole team. We were kept informed at every step of the way, new tenants were always found straightaway and any problems were sorted without any need for us to worry. We were kept fully informed of anything that required attention, with associated quotes for any work that needed doing. We were sorry, when our planned move did not work out as we had expected and we had to put the property on the market, but again Gail and her team dealt with the sale, helped our tenants find an alternative property and handled every aspect without us having to worry at all. It has been so helpful for Cooke's to be able to deal with both the tenant and the sale for us, especially when we do not live anywhere near the property. A big thank you is due from us to everyone at Cooke and Co who have looked after our interests so well for us over the last 5 years.

Fantastic experience: The Agency provided a good quality set of details with excellent photos. The Agents were courteous and efficient, generating clients interested in the property. I would definitely use them again!

Fantastic experience: Slight gripe to start with… we went to view a property and waited 20 minutes for the agent to arrive - when we called them we were told she had come and gone already and we weren’t there. Turns out, we were the other side of the building and we hadn’t noticed each other. Luckily we were able to reschedule our viewing later in the day and we put it down to ‘one of those things’ although it would’ve been nice to have been called or email from the agent who was waiting for us to find out where we were…. HOWEVER, having said that, we’ve experienced excellent customer service from Imogen in the office. We told her from the start that we needed to be in within two weeks and we truly believe she was able to get all the ducks in a line quickly and expertly navigated us through the lettings process. She was clear from the beginning and able to tell us exactly what we needed, at what stage and was flexible to our needs considering we were moving considerable distance. When we picked up the keys, it was an efficient process, I was in and out in minutes. Helpfully, Imogen explained that the landlord would now takeover and that he had a second set of keys for us, and explained that he was on holiday. It was fantastic and refreshing having someone able to set our expectations, with clear and honest information. It’s made the whole process so much easier for us and eased a lot of stress. I just want to say thank you to Imogen and her team for pulling out the stops and supporting us on our tight and demanding turn around. We couldn’t have done it without the support of the Cooke & Co team who were simply fantastic. Thank you so much. We’d be more than happy to work with you again in the future!

Negative experience: Very rude. Acting like they are doing you a favour, I suppose they don't need to be polite as demand is so high. Extremely discriminative towards self employed.

Every time we call about renting a property from them they turn around and say "NO PETS" yet on there adds they do NOT state this... why waste peoples time and your own time ⏲️ Why not just put PETS ALOUD / NO PETS SORRY on the Dame adds !! I don't believe for one second that all of your renting portfolio is full of NO PET homes !! I think its you time wasting Armatures that are making that rule ⛔⛔ STAY AWAY PEOPLE FIND A DIFFERENT LETTING AGENT ⛔⛔

Negative experience: Have tried to rent several properties fron this firm, and received misleading advice and poor, unprofessional communication at each turn. Avoid.

Fantastic experience: We had our house to let with Cooke and Co for the last 6 years. They were very professional and communicated well with us, especially as we live overseas. They sorted out all the business issues with us quickly and successfully including licences, inspections, repairs and end of year tax statements. We had four sets of tenants and Gail and her team managed to let out our house almost immediately so there was only a lack of rent for a couple of months. Our last tenants loved our house so much so that, when we decided to sell to buy a house where we live, they made a successful offer. The Cooke and Co sales team led by Fiona did an excellent job in chasing the solicitors to a satisfactory conclusion. We thoroughly recommend them.

Fantastic experience: Amazed at the difference going with this estate agency has made. So helpful, efficient knowledgeable and friendly. Fiona's hard work made the process so much more enjoyable and stress free. Responses were quick and informative and nothing was too much trouble. Couldn't recommend them more - especially Fiona Jacobs who was fantastic.

Fantastic experience: Trying to move home during a lockdown is hard enough but thankfully Cooke and Co have been absolutely fantastic. Their communication and flexibility has been fantastic and we have been kept in the loop at all times. Email response times are exceptional and very helpful. The process was extremely smooth and prompt so fantastic service and would strongly recommend to anyone. Special thanks to Charlotte!

Negative experience: It has been declared unlawful and discrimination to ban people from renting a property if they are in receipt of housing benefit and yet just the other day when I called about a property in Weston-super-Mare I was told strictly No housing benefit, also that there were no properties available to me because of this! I have been with the same landlord for over 7 years and have and am current with my rent, also I keep the flat spotless and I could get references to prove as much, I only need to move because my son has left home and so need a smaller place however this was of no interest to the women I spoke to, I was flatly refused! Is this not then discrimination?

Negative experience: My wife and I recently viewed 2 properties for rent with Cooke and co both within walking distance of each .on visiting first property we were astounded by the smell of dogs and general condition of property.5 minutes later we walked across the road to an equally spalling property .these properties were not cheap.cooke and co really need to take a look at the shabby properties they let out. Concerned renter.

Fantastic experience: Matt went above and beyond! He was very helpful and put us at ease straight away. He walked us through the process and his fees were very reasonable. We agreed to go with him and a few days later we were on rightmove as well as other places. He then proceeded to sell the house on the first weekend at a higher price than other estate agents were quoting. During the process of pushing the sale through he was keeping in constant contact and even gave the sales team at the new build I was buying regular updates on how the process was going. This was incredibly helpful and made the process of securing our new home go very smoothly. Would highly recommend Cooke and Co.

Fantastic experience: Cooke & Co are brilliant. They rent properties for me. I am always kept informed of what's happening, and it's always a reasonable turn round time, from tenants moving out/in. Nothing is a problem with them, and they always go the extra mile. They work great as a team. What I like best about they though, is that have got to know me and the way i think, which makes things a lot easier.

Fantastic experience: I can’t praise Cooke & Co highly enough. From the very start, they gave me excellent service. The owner came to value my house and, even though I said the visit was just to get a valuation, she advised me how to prepare the house for sale and where I could get hold of someone to do some of the DIY jobs. They charge a fixed rate for selling your house and this is excellent value for money (much less than any of the other high street estate agents I asked). Matt came to take photos and prepare the ‘blurb’. He showed the prospective buyers around and kept me informed at every stage of the process. My house was sold after only two visits. All staff in the office were helpful on the phone and when I visited the office. I can not fault the service I received and I thoroughly recommend them.

Viewed a property which wasn't for us, but after having a lovely relaxed chat with the agent, a couple of days later we were given the heads up about a new property matching all our requirements and by far exceeding our expectations. This really shows they had listened to what we wanted as a family. So now we are in our perfect home thanks to Cooke & Co. Negative experience: Is the 2nd time I use your services to find a house to rent, and both time I felt completely ignored by you!! First time, in the beginning of 2018 I went to see a flat and until today no response at all. Second time, a viewing already booked (according your availability) and one day before you call me to give the wonderful information that it been given to another person...with a VIEWING BOOKED!! I already expressed my dissatisfaction about your (very poor) costumer services by phone and your excuse was "all the agencies" act like this...WRONG! The other estate agencies, AFTER attend all viewings and gathering all the information about the future tenants, AFTER THAT, they tell you if you got the house or not!! COOKE & CO NEVER MORE!!

Negative experience: 2 staff members senior in this business have no clue about referencing. They wanted a cash payment and could not offer the information about renting a property or information regards tenancy agreements. How on earth can you be estate agents when you do not know your own industry? Would avoid like the plague.

Fantastic experience: Myself and my partner have sourced rented properties through Cooke & Co on 3 occasions and have found them to be an honest and effective company in arranging tenancies and servicing issues promptly. Cooke's staff have always been easy to deal with and the company appears to be well-managed.
