Negative experience: Updated review Upon leaving the property I was quite annoyed that deductions of £100 were passed to me for the following: - Less than a meter squared area of carpet needed a cleaning extra due to being at the front door. - 4 drops of dirt again needed removing. - the bottom of a cupboard needed wiping. My opinion is this would be 30 minutes work and no where near £100 worth of cleaning. What was more frustrating was after giving abbot and frost my response saying the cost is too high, I was pretty much ignored (or felt like I was) for 24 hours. I then emailed them again saying I just wanted my deposit back so accept the charge and within minutes it’s processed and they take the deduction. It comes across that they ignore you until you just accept what they state. Which is annoying as they were so good to start with. Original review A really good experience viewing several property’s with Debbie and the team today. What is also amazing is the communication throughout the process. Highly recommend!

Deposit deductions are never something we take lightly, and any proposed deductions are based on the condition of the property at the end of the tenancy, supported by the relevant check-out information and cleaning requirements. We appreciate that views can differ on what is considered reasonable, which is why tenants are always entitled to query or dispute any proposed deduction.
We are sorry if you felt there was a delay in communication. That was certainly not our intention, and we understand how frustrating it can feel when you are waiting for a response regarding your deposit.
Once you confirmed that you wished to proceed, the matter was processed promptly so the remaining deposit could be released without further delay.
We are disappointed that this final part of the process changed your overall view, especially after your earlier positive experience, but we do appreciate your feedback and will take your comments on board.

Negative experience: Based on my experience, I wouldn’t recommend, especially if you are renting through them. I’m really disappointed with my experience. The people I’ve spoken to have always come across as polite and approachable, which made me feel initially reassured. However, that hasn’t been reflected in how my situation has actually been handled. My main issue is with my deposit. It has now been over 2 months, and I am still waiting for a proper response or resolution despite following up multiple times. This has been frustrating and stressful, especially as it feels like there’s a lack of urgency in dealing with something that matters a lot to me. Each time I call, I’m directed to the lettings team, but they often seem unaware of my case or any previous communication, even after I’ve been in touch repeatedly. This shows a clear lack of internal communication and coordination. It’s disappointing because the conversations themselves feel positive, but the follow-through just isn’t there. I was expecting a more efficient and transparent service.

As you are aware, we have now received the necessary quotations relating to the damage at the property and have been working to reach a fair outcome for both parties.
We understand your frustration, however, matters involving deposit deductions do take time, particularly where evidence and contractor quotes are required.
The next step is for the matter to be referred to the Tenancy Deposit Scheme who will review everything independently and contact you directly.
We appreciate that this is an important and sensitive matter and If you would like an update on the current position before it progresses to TDS, please contact the office and we will provide this.

I had a personal recommendation from a friend to give Ian a call about selling my mum's bungalow and I can honestly say that the service I received far exceeded expectations. Negative experience: Contacted them about renting out my 4 bed detached home at 9am (12th June). Was advised that Debbie was on the phone and gave my contact details. Debbie called me back at 3.40pm and I advised her I had found another agent. So ask yourself this, if they take over 6hrs to respond to an intial enquiry, how will they do the rest of it...in their own sweet time no doubt? The other agent not only called me back within 20 minutes but crucially also visited my home to assess the rental value within 3hrs...that's what I call good customer service When I do come to sell my property in a few years I shall steer clear of A&F as clearly they aren't up to it. WOW would you look at that, almost 2yrs for A&F to respond! I can see that ('King' as he's known in the town & by ex employees) Julian has his fingers on the pulse of things

Negative experience: Letting manager Zoe lacks experience and attention to detail. During a short let from A and F, we had few interactions with them, however mistakes were made every time we did. She put the WRONG ADDRESS on our contract. She took £200 TOO MUCH for our deposit and failed to make us aware of some key information that she as a property manager should have been made aware of. Other staff have been really good so it is a shame that her lack of knowledge lets the company down.

Positive experience: My husband and I viewed several properties with this estate agent in late Autumn. We found all the properties to be over priced for their location and state of repair. The staff member who accompanied us must have been a car salesman in a previous life as he was smarmy and condescending plus his personal hygiene had a lot to be desired. He tried to convince us that one property wasn't overlooked when it was almost possible to touch the houses on both sides and at the rear. In a second, he was adamant only a bit of TLC was required where the house had its original bathroom suite, kitchen and wallpaper from the 1960's which were all past their best.
