She was so polite and helpful from the minute of speaking to her on the phone to her showing me round the houses. She had a wide range of knowledge about the houses and i couldn’t fault her in any way, she is a credit to the team!

Negative experience: First impressions from George - very professional and clearly puts customers first. Pictures showed our home very well and he fully understood our needs with both sale and purchase with exceptional etiquette. However, after George had done his part, the service we received became very disappointing, communication was poor, lack of customer service and attitude towards customers was very disrespectful. Despite highlighting problems to staff, these clearly were never implemented as the same issues continued. Grateful for Sonia and Rob who stayed late to get our sale over the line. Left with a feeling of price reflects service, unfortunately.

Negative experience: Refused a commercial letting based on the grounds it would be a conflict of interest, but this was never stated in the viewing or advertisement. Poor management and waste of time!

Negative experience: Probably not a bad estate agent but top down management is interesting… Nathan the MD clearly has a massive ego and chip in his shoulder. After confronting him today for pathetic in considerate parking after waiting 30 mins for him. He said I wasn’t been nice to him after he’s wasted my time. Clearly you’re a man that needs a head wobble and to put yourself in check.

Fantastic experience: This review is based purely on the professionalism, urgency, dependability, and overall support that Sonia provided during our move. We had a very rocky experience, with the process taking 12 months and a failed move partway through. Throughout this time, Sonia consistently helped us, provided regular updates, kept us informed whenever possible, and did everything she could to support us. Before Sonia became personally involved, our experience was not the best. However, once she stepped in, her dedication was outstanding, and I cannot fault the effort and commitment she gave.

Negative experience: Booked an appointment to view a property, confirmed the appointment and received a text message confirming the appointment and then drove an hour to be stood up. No phone call, to advise there was an issue or a delay and the office didn’t answer the phone or return your call. Complete waste of 2.5 hours!

Positive experience: Mixed feelings about Abode. Tyler was very good, enthusiastic and communicated well. She answered queries and questions within a day and always got back to us when she said she would. However other members of the team rarely got back when queried about an issue and had to be prompted several times. The solicitors they had recommended for our vendor were absolutely useless and held up the whole process from beginning to end!

Negative experience: There is a general lack of experience with the sales team. I've had dealings with this team for 2 properties I have been interested in and both properties moved to other offers and I was not told until after the fact. Over the last 4 days I have spoken to Louise, Tyler and Bethany regarding the same property. Tyler asked for all my ID documents before acceptance of my offer by the seller, which I refused to do. They do not seem to understand the concept of GDPR! It was only after I chased I was told the seller had proceeded with someone else, probably because of their shoddy communications with me, but who knows! During negotiation it felt as though they were trying to pit me up against the other seller, they probably did the same on the other side. Abode seem to be one of the few agents serving the area, so I cannot say I'd never use them again, but will do so with apprehension. The experience with this team over the last few months has left me incredibly disappointed. I have bought property with other estate agents in the past and have never experienced an office as disjointed as this one. Bad experience all round unfortunately.

Fantastic experience: We did the usual 3 valuations before deciding who to go with. George was streets ahead so Abode it was. She kept everything on track for us (after a previous move had fallen through with a different agent) and ensured that all solicitors were working to meet the suggested move date. She was available via phone and email and always responded quickly to any queries/issues we had during the process. Thank you!

Negative experience: Abode were the estate agents for the house we were purchasing and we count ourselves very lucky that they weren't acting on our behalf. On moving day, they royally screwed up our key collection, which meant we were delayed in accessing our new home once the previous owner had moved out and our removals team were sitting on the driveway unable to unload the vans for over an hour. We had agreed to collect the key from the office the next town over from our new house, however, when we arrived, the office was locked. When we phoned, they explained that the office was unmanned and someone should have left the key in a locker that we could access with a code, but that this person was currently busy at an appointment and couldn't be reached. After a lot of back and forth and a stressful wait, another Abode representative had to drive out of their way to come to the office, and retrieve the key from inside the office since it had not been left in the designated locker. Whilst they were somewhat apologetic, one of their excuses for the mistake was that 'completions normally happen on a Friday and not a Thursday'. When we asked if the representative could bring the key to our new house instead of us losing more time waiting at the office to have to then drive to the house, we were tersely reminded that the agreement had always been for us to collect the keys from the office. That was of course before they created unecessary delays due to their total lack of organisation.

Fantastic experience: Abode Uttoxeter have been amazing from the initial visit, through to the sales and completion. Whenever you ring you get through to the relevant person with very little fuss. Especially shout out to Becci who was so supportive and reassuring through a very stressful time.

Becci kept in constant communication with me and updated me every step of the way, she always went the extra mile and didn’t let anything slip between the cracks. It was a breath of fresh air after dealing with a different estate agent prior. Becci took a lot of the stress away and streamlined the whole process, I never had to be concerned about where we were up to as she was always on top of it! I think if it wasn’t for her the process would have taken a lot longer to get us to completion, she really helped to push things along, even with the huge time difference she was always sure to keep me in the loop and make sure I wasn’t worrying. She was very knowledgeable and extremely understanding. I’m so grateful and I can’t recommend her and the team enough!

Negative experience: Spoken to a lady called Becky twice on the phone now, each time she has seemed quite abrupt and not very understanding of us as first time buyers, who have absolutely no idea what to do and so are likely to ask questions that may seem stupid or simple to an estate agent but are issues that we do not know the answers too as we’ve never done this before. I expect service from an estate agent to be friendly , understanding and helpful but instead I got abrupt responses and laughed at when querying about certain things. Disgusting. Terrible service.

Not only did the team show clients around the house, but they answered queries better than I would have been able to. The advice provided to me throughout the sale was invaluable and timely. George came back to take the photos , which again were brilliant. Gina kept me fully updated with viewings and offers, and many of the viewers also praised how good she was. They never followed us up to discuss our property, we emailed Abode and had no response from them on the value we felt. Very disappointing experience.
