Fantastic experience: The Team at Abode rented out my property for 16 years and has now successfully completed its sale. Barb Oatham has consistently demonstrated extreme diligence and professionalism in the rental sector and is an expert on the local market. The Sales team of Jeff, Ellison, and Charley has been equally hardworking in selling the house, and despite a few false starts, has been great to deal with, leaving no stone unturned to complete the sale today in a challenging market. Thank you all for your excellent service. I have no hesitation in wholeheartedly recommending Abode Estates for both rentals and property sales.

Negative experience: As a buyer I had a terrbile experience dealing with this company. I had made an offer on a property I wished to purchase and my offer was accepted by the vendor. This required me to undertake three mortgage applications and I explained this to the estate agent, whom from the very beginning was extremely pushy.. calling me every single day expecting updates sometimes issuing me with two-day deadlines. At one point I had to write to him telling him that his constant bombardments were causing me stress. In the space of three weeks he had called me around 18 times. He was regularly trying to pressurise me into paying Abode a £250 “commitment fee” which I said I was only willing to do once I was in receipt of my mortgage offers, as I was needing to remortgage two of my properties and also apply for an addional loan. Fast forward a month and despite me having made quick progress with two of my mortgage offers coming through (and having now spent £1000) on surveys and application fees) Abode abruptly emailed me to tell me the vendor would now be selling to someone else. Reasons given: No commitment fee paid (this is not legally required) and not completing an AML check, which was something I thought my solicitor could do on my behalf. I even mentioned this in an email to the estate agent previously and he didn’t advise me that they still have to also do a AML check regardless. So, I am now nearly £1000 out of pocket and I have lost valuable time looking for somewhere to live because Abode encouraged me vigorously to get my applications processed as quickly as possible. Personally, I think trying to raise over half a million pounds worth of loans within 4-5 weeks would be a challenge for most people. As a buyer I certainly could never trust Abdoe ever again after this terrible experience.

Fantastic experience: We have been using Abode since 2013 as the agents for our property lets. Having now sold a property, they marketed the property for us. Thank you to Jeff, Barb, Ellison and charley and all those that never get mentioned. We have had good service for all this time and praise their diligence both in letting and selling. Abode are still managing properties for us and will be acting as agents when the time next comes.

Negative experience: This is one of the Agencies, that because received many enquiries for a property, took details from many, and then, seeing how many requests, put another hundred on top of the price. Not the only one Agency, but very disappointing. Of course, is Landlords making decision all the time right?! I tried ti answer but I couldn't, so I'll do it here. This is not the first time that hapoen to me but at least the third. I started to looking to rent in Southend-on-Sea since April. The property that I'm talking about was out for rent around May for 1100£. Probably not rented it's been taken off. One week ago it's back on the market for same price. I enquire and I receive an email with lots of questions which I answered. I was waiting your call back to have a slot booked for tomorrow. Nothing, but today I can see the price went up to 1200. Only saying, I can understand You can do whatever You want with Your properties, but this way is disappointing. St Vincent Road is the property. AS I SAID, I CAN SEE THIS A LOT. NO JUST THIS AGENCY. PEOPLES HAVE CHILDREN AND WORKS HARD AND TAKES TIME, MONEY AND EFFORT JUST TO COME HAVE A VIEW. Have a great day.

Fantastic experience: We got Abode to sell my fathers house after he passed away. We chose them because, of the 3 agents we contacted, they seemed to have the best grasp of the local market and a realistic expectation for the price the house would fetch. They managed the sale with the utmost professionalism: they were in communication with us and with the buyers solicitor (we had 3 offers in a week!) every 1 or 2 weeks while we waited for government to grant probate (several months). Towards the end, as I live a long way away, they arranged to have the house emptied and left ready for the buyers to move in. In other words they made this as painless as they possibly could and took care to assist both sides where needed. Well done you!

Fantastic experience: Due to my circumstances my purchase was drawn out a bit longer than most. During this time Abode agents managed my dealings with the vendor very well. Never to pushy but always in touch. Also allowing me access to take measurements etc. That's a big one , because you get to see again the biggest purchase of the year. Fantastic experience: Abode were the agent on our purchase, so we were not directly their client. However the service level was still very good, keeping us informed of the sellers status, cajoling solicitors and overseeing the lengthy chain we found ourselves in. The team at Abode have put our faith back in Estate Agents - We are first time buyers and Jeff and Rob went above and beyond when it came to checking the property however many times we needed to. Negative experience: I certainly notice the generosity coming from these agents, and I do endorse their treatment to tenants who are looking for properties to rent or buy. Despite their amicable demeanor, I cannot dismiss their unprofessionalism when associated with the condition of the household they are advertising. I was advertised a rental property from the agency, which I applied to, and was due to live in, I was perplexed by the atrocious state of the house I was given tenancy. I had not seen such a house that was inspected in a vague manner. Because of this inadequate observation, I had experienced many flaws with the plumbing, and machinery of this real estate. There had been several occurences of leaks, some which were caused due to the plumbing malfunctioning, resulting in devastating consequences, which were under my responsibility. I had also witnessed multiple dysfunctions of the boiler, leading to days of no accessability to warm water, or heating, during the harsh, cold climate. These unpleasant events would have been absent, only if this agency bothered to recognize the minute problems prior to my arrival. If they were to inspect in a more rigorous way, I wouldn't have underwent so many tragedies, in the span of living in this home. I would suggest you (the future tenant/property owner) look for a more proficient organization that allows you to live in houses that does not have shattering architecture.
