Negative experience: I strongly advise both tenants and landlords to think twice before dealing with Staples & King. My experience during tenancy exit was characterized by non-responsiveness, uncoordinated contractor dispatches, and unreasonable attempts at deposit deductions. Key issues to be aware of if you rent with them: Complete Lack of Communication: They routinely ignore time-sensitive written communications. When I reached out via email regarding a delayed parcel delivered post-tenancy, my messages were completely ignored. Unquoted Contractors & Lost Property: Instead of communicating or providing a quotation, they unilaterally dispatched a contractor to the property without prior warning. As a direct result of their refusal to coordinate or reply to my emails, my parcel was lost, and they subsequently attempted to pass contractor fees onto me. Unreasonable Exit Claims: Despite being a cooperative tenant who accommodated every inspection and actively protected the property, Staples & King attempted to make excessive deposit deductions upon my exit. They tried to charge for pre-existing issues and standard wear-and-tear on aging fixtures ignoring their own check-in inventory records. If you value clear communication, respect for your personal property, and fair dealing, look elsewhere. Staples & King demonstrated a complete lack of professionalism and care once the tenancy came to an end.

Negative experience: Be very careful. Ex renter through this company. Typical shady and dodgy dealings you expect with small time estate agencies. Attempted to con us out of our deposit with unsubstantiated claims. We have proof before and after so happy to go through TDS But it’s more time and stress getting our money back.. Please think twice if you decide to rent a property through them. I’m not an unreasonable person but it’s clear as day they have attempted to extort us despite us renting for 2 years and always paying on time and going above and beyond to be responsible and respectful tenants. Very bad taste in my mouth please do yourself a favor and avoid at all costs! As you can see I’m not the only one who has had a negative dealing with these lot. Rude, unprofessional con-artists seems to be a common theme.

Fantastic experience: I dealt with Dave regarding a property on Deniss Road Slough. He was extremely helpful during the viewing, and the entire transaction proceeded smoothly. I would highly recommend dealing with him—he is highly experienced and very professional.

Negative experience: Fraudulent AGENTS I had an awful experience with the estate agent. They wasted three crucial weeks of my time after taking my deposit, processing my references (which were approved in two days), and even giving me a provisional move-in date. Just a week before I called them to give me key collection date maybe earlier and then they said landlord is doing proffessional cleaning, once done will let me know . After three days, I called again to get an update on the property. The same answer was given. After chasing them again they said the current tenant has not vacate the property and not sure when it will be. Their ensured me as soon the tenant will vacate the property I will be the first one to contact. I Just saw the property today its been Let by as seen in image. It should be investigated for misleading. Due to their communication and information nearly left me homeless, especially with the upcoming festival season, making it difficult for someone with a full-time job to find a new place after receiving notice to vacate current home. This situation reflects extremely poor customer service and should be investigated to prevent them from making anyone else homeless in pursuit of extra commission. It’s unacceptable that the property was rented out to someone else after all the agreements and references were completed with me. I highly recommend people not to use their services 0

Negative experience: Avoid - don’t buy through these guys, they are corrupt. A friend of mine brought a place 30k more than what a similar property sold on the same road. He is now going to see if he can sue them for overpriced purchase via consumer act.

Fantastic experience: Just sold my daughters house with them. Sold within 2 weeks after being on the market with someone else for over 5 months! True professionals and would sell with them again without a doubt. Would totally recommend them.

Negative experience: Extremely rude staff. I have been renting for the 9 past years but I've never come across staff who are so self entitled and unprofessional.

Negative experience: Having rented numerous properties privately for over a decade, I can unequivocally state that Staples & King is by far the most incompetent, unprofessional, and fraudulent company I have ever encountered. The property I rented was handed to me in an utterly appalling condition, which is fully supported by the photographic evidence I have attached. Over the course of my tenancy, I made extensive improvements at my own expense, replacing filthy and mouldy fixtures, ultimately leaving the property in far better condition than when I received it. Despite this, Staples & King had the audacity to attempt to take money from my deposit for cleaning. To make matters worse, they failed to properly wire the off-peak element of the water heater, a critical issue that went unnoticed for 18 months. This error meant I was being overcharged for electricity for the entire duration of my tenancy, yet Staples & King made no effort to apologise or compensate me for the additional costs. Instead, they completely ignored my attempts to address the matter, including my correspondence and photographic evidence. As a result, the process of retrieving my own money through the TDS is still being unnecessarily delayed. Efforts to contact the owner have been futile, as they are blatantly ignoring me. My entire experience with Staples & King has been nothing short of a nightmare. This company is nothing more than a group of untrustworthy, negligent individuals who have zero regard for their tenants’ rights. Avoid them at all costs.

Negative experience: For sale sign mistakingly erected against my property wall. When I called Staples & King to ask for it to be removed I was told firstly it wouldn't happen until the next day, when I insisted it was removed today I was passed over to Richard King the company director who advised me the signs were sub contracted out and it wasn't his problem. Nice touch Richard. Coincidentally, we are in fact going to list our property for sale this week and had shortlisted your company to complete a valuation. That obviously will not be happening now. Sometimes these things happen for a reason. Choose your words carefully next time Richard. There is absolutely no place for being rude to anyone. If the company director behaves like this I can only imagine why the past reviews for this branch are not very good.

Negative experience: Very rude and unprofessional! I have phoned them several times regarding a few properties. They advertise them as being available but when you phone them they instantly say they are unavailable. They are dismissive and have a condescending attitude towards potential clients in my opinion!

Negative experience: Bad agent. I would give them a 0 if I could. We saw a property in Slough through Laura. To put it short, due to dire circumstances we had to move out of London. They said we had to give a month notice, and yet the entire process was taking unreasonably long. We wanted to know ASAP when we could give notice, or potentially lose the property. Our references were accepted Thursday, and by the weekend we still didn’t have any confirmation we could provide the aforementioned information to our landlord. Naturally, we got quite frustrated at how carelessly the agent was handling the situation, and I raised my voice. HOWEVER, all of a sudden, we get an email saying we “verbally abused” the agent?!?! The landlord was informed using this aggressive terminology and we lost the property. Thankfully we didn’t give notice because we would’ve lost our own home. Me and my family were quite taken aback. There were, no exaggeration, ZERO, insults, threats or even criticism thrown at Laura. Not sure how long she’s been in her role but considering the nature of it, she should know that customers will get frustrated when you’re dealing with THEIR LIVELIHOODS. Be careful upsetting this agent in any way or you’ll lose your chance at getting a home! Absolutely awful

Negative experience: STAY AWAY Unprofessional from top to bottom! No comms, no feedback, no replies to any emails and more than anything being clueless!!! No idea how these chaps even exist on the market!! Don’t get yourself fooled please

Negative experience: Very bad customer service once they booked the valuation appointment then one day before they cancelled it, said it’s waste of time to go there so we do valuation from the office.

Negative experience: They are very rude, unprofessional letting agent. They are only concerned about money. No timely service will be provided after you let the property. Inspite of agreement with them, third party will inspect property to find fault and make sure that your deposit is not returned. Very ride and bad letting agent in the area.

Negative experience: Fake friends!!! There was no zero otherwise I would have given 0 out of 5 stars!!!! They don’t understand their clients’needs and they have no heart and a bit of humanity to understand other people and their situations. We've been looking for properties to rent for months now as we have a baby, however whenever we found a property and called the agents, they gave us appointment and then once we viewed the properties and showed interest in them, they asked for details via email, but soon after made excuses to not give us the property on rent. And this was my third time that I’ve tried to get a property to rent with them. Really awful company.

Fantastic experience: Excellent service from David and the team. Long drawn out sale with solicitors at loggerheads, but Staples and King helped resolve any issues and kept me and the buyer fully informed at all times. Would use again, if we move again any time soon

Negative experience: Had several dealings with this estate agent by simply trying to book viewings. Every time they were extremely rude, and unprofessional. Say they will call you back and they don’t I tried to book a viewing the next morning after a property was advertised. Was told I could only have a 9.50 slot when there was other slots available. Rang back again spoke to Clare who said the property was now sold when I said that the open day wasn’t until the weekend she back tracked and said I will call you back. No call back again received won’t bother with them absolutely appalling customer service.

Negative experience: Very rude staff.called to book a viewing but the lady on the call was so rude. Pathetic customer service.

Negative experience: The person who answered the call and booked our viewing then called for a follow up I Believe her name was Sophie, was extremely rude and not accomodating. Even though the property was actually unoccupied, she refused change the appointment or even offer and alternative time slot and was very blunt(specifying a viewing won't take more than 10 minutes) bare in mind we don't live local in the area which is extremely inconsiderate. On the other hand the person who did the viewing was extremely polite and professional,which made us really consider putting an offer on the property. The follow up call, I said we need to look at our finances (I was asked if I wasnt aware of the price before I booked the viewing?!) I found that so rude, really put me off viewing any more houses with this estate agent.

Fantastic experience: Excellent service from the agents. We were purchasing a property and they were thorough and understanding from the get go and throughout. Especially Richard who was an absolute pleasure to deal with - polite, responsive and very knowledgeable.

Negative experience: The worst company ever They ask us to pay £300 after viewing and once they do referencing they start to search for any reason in order not to give us the house but we keep going with it providing more and more details and documents till we reached guarantor stage, they continue the same way of requesting more and more documents knowing that they are not a Tax authority or a governmental company which has the right to ask for all this details Not yet the referencing completed but they put the house again for rent and they break the agreement more than that they are not willing to return our money back Please avoid this company

Fantastic experience: Great experience with their services for letting.

Negative experience: Does not answer phonecalls or emails. Didn't show up to a viewing and then told us it was 'Due to Covid' and 'they never show up to viewings these days' except the homeowner didn't have a clue we were coming and there were 4 people in the house so we were more at risk of Covid than if just one *face-masked* estate agent showed us around an empty property. We later found out they had been disinstructed from that property the previous week. So unsure about why they 'organised a viewing' in the first place. We made an offer through a different agent and S&K changed their own sign outside the house to 'Sold' as if they had done any work at all. Will not ever use them for selling our own house.

Negative experience: I had a nightmare with these guys, Having bought the property from them initially thought it would be better to sell with them. An absolute nightmare. No response from them was calling their office for updates daily and nothing. when I tried to remove the property from the market then they threw the contract in my face. Will never recommend these guys to anyone especially Richard.

Fantastic experience: We had a good experience with Staples and King when selling our flat. Richard was very knowledgeable and got us a proceedable offer within two weeks of marketing the property at a price close to what we were hoping to achieve. This was just after the first lockdown. Clare then progressed the paperwork for us and was very responsive. The process took longer than we'd hoped but we would certainly recommend this agent. They were recommended to us by our neighbours as they did such a great job for them!

Negative experience: Be careful! These guys have a tendancy to be non transparent in everyway to get their commission. Not very good at giving you the correct info to make an informed decision. Poor customer service everytime

Fantastic experience: I initially contacted Staples & King regarding selling my home to a housing association, I must admit I was a little apprehensive, because I didn’t believe I’d get full market value. However after Richard negotiated with them, I received an acceptable offer and I subsequently completed six weeks later. I would have no hesitation in recommending this scheme as it has enabled me after several months of trying to sell my home through an alternative estate agent. A huge thank you to all the team at Staples & King.

Negative experience: I advise not to go with this people they are wasting your time. Totally time wasters went to see few properties of them. They look for big big offers& if you ask any questions about property you will never get any they hide the truth. Mould issues properties they are offering to you. Be careful with them. Very poor customer service. There's one lady in the office she is very unprofessional when talking to people. You can not resolv a problem talking to them. They cheat people. Fantastic experience: I can thororoughly recommend Staples and King if you are looking to let your property. I had a situation with a tenant with regards to vaction after I had sold my peoprty. Laura Kingston deserves a special mention, and a pay rise(if you are She went over and above to make sure the vaction went through in very difficult circumstances, and followed the process all the way through to the end. I would not have completed my sale and lost a lot of money if she had not put in all the hard work and worked with me until the end to see it through.

Negative experience: Most irresponsible letting agent I have seen in UK in last 15 years, they are just after money with zero customer services. They are renting houses which are unsafe and falling apart, can’t believe Slough council are sitting with their eyes closed and not shutting these crooks down. I had wardrobes doors falling down, fire alarm not working are some to highlight, bath tub blockage... it takes months if not weeks for them to fix! They will simply don’t respond, if you are lucky to get response then their answer would be “we will check with landlord”! If you have children and want them to meet accidents, then please go ahaed

Negative experience: I had them out to value my house and I think, because they had sold a previous property for me, they presumed I would automatically use their services again. However, when they realised I had sold my house via another agent, they impertinently sent me a letter stating how disappointed they were I had not chosen them. I felt such action was unprofessional and very uncalled-for and, had they not noticed how quickly my property had been sold and, more importantly, at £30K more than their valuation? Three other agents had given exactly the same higher valuation and, obviously, they were all spot-on!

Negative experience: after view house we decide take the house, after 3 days waiting for agency. They contact us and telling to us we cant take the house. The reason was to many people. l dont understand why they let us see the house, even from beginning we inform about people number. Just waste of time.

Fantastic experience: My house had been on the market with two other estate agents for a few months, they were unsuccessful in marketing my property. Within 2 days of having my house marketed with Staple and King my property went under offer, the sale has gone through within 7 weeks. Richard and Clare have been brilliant through out the sale, great communication, helpful, honest and made the whole process go smoothly. Fantastic experience: Excellent service! All staff i spoke to were friendly & polite. Clare recognized i was a fish out of water and went well above the call of duty in helping me navigate the complexity of the buying chain which was a life saver given there we're about 7 stakeholders involved (Mortgage, Help-to-buy, Buyers Solicitor, My Solicitor, Assisted Buying Rep, Surveyor, Developer selling my new flat etc...). I'm pretty sure you don't get any of this through Purple Bricks! Solid recommendation from me

Negative experience: Avoid. Male staff (2) appear rude and curt on the telephone and hide away in the back of the office down a corridor if you try to find them in person. They do not answer questions and give appearance of being constantly busy (however this seems to be false) - too busy to help in fact. The females at the front of the office (2-4) at least answer your questions and are not so rude. However, they have to refer questions back to the rear of the office and the senior unhelpful staff.
