They are very professional, in my case at the moment I had given the wrong information to Tom Dawson and he persevered with me until my situation was sorted, giving the right information helped lol, but persevering with me until we got it right, was most appreciated. Fantastic experience: I own a property on Gibson Court and need a new lease as my old one is lost. I was told by the Directors of Gibson Court to go through Alba Management. I have been trying to contact them via email and phone calls but have not received any response. I am always told someone will call me back but it has never happened. This has been ongoing for weeks. I said I would pay their costs and the solicitors cost. What more can I do. I am very disappointed in Alba Management who state on there website “Customer Service is our Priority “ in my case customer service is non existent. Things got off to a shaky start, but once Tom at Alba Management became personally involved, the situation improved considerably, and he did everything he could to get the job done. I am now completely satisfied with the final result

Negative experience: Less than one star review! Worst management company. The staff who "management" our property are incompetent, cannot communicate or deal with the simple tasks. Reporting and repairs are near impossible. Their annual accounts have huge flaws in and do not justify their charges. My experience with Alba has been a complete nightmare since they took over the property. Good luck to you if you have to deal with them and cannot understand why they have any positive reviews from my experience dealing with them. In process of requesting removal of their management as they are that incompetent. AVOID AT ALL COSTS!!!

Positive experience: I wrote the below some years ago, since then the service has deteriorated sadly I no longer feel I can recommend the company and have adjusted the star rating accordingly "We swapped the management of our small development (mixed flats and houses and garden) to Alba about 18 months ago and the contrast between Alba and the previous lackadaisical company couldn't be greater. Not only is James immediately responsive to requests, he is pro-active in following things up with external providers. On the basis of our experience I highly recommend this company."

Negative experience: The worst property management company. Between my family we own two flats in a building serviced by Alba and they are horrendous at communication. We concur with the 1 and 2 star reviews on here.

Fantastic experience: I have to truly recommend Alba as the best Management Company that has ever managed the property I am involved with. If I bring anything to their notice then they are right on the case and it gets dealt with. That is all you could ask for. Previous companies have never been as efficient as Alba. I am thrilled they are the people I go to when needed.

Negative experience: I am a tenant living in a building managed by Alba Management. Sadly, my experience has not been a good one. Though they clearly inform the owners of the flats of any works about to be done, they never inform the tenants. For example, a truck with scaffolding showed up on Monday, Wednesday, and Friday, which we were never informed of. They placed scaffolding that reaches my bedroom window and the windows in the lounge. Granted, there is scaffolding on the other end of the building, and yes, the roof needs to be repaired. But we also need to be informed, too. However, the workmen, who put up the scaffolding, are very nice and told us the roof is going to be repaired. As I live on the top floor and have been diagnosed with chronic and fatal conditions, which my husband made Alba aware of after another incident happened where they failed to inform us, they continue to neglect us and not keep us informed of anything because we are 'only tenants'. This behavior and attitude is heartless, elitist, disrespectful, and unprofessional. On top of all the issues I have to deal with on my own, including dealing with limited NHS services, losing my independence, being trapped in my flat as I am too ill to walk down the stairs, and the social death that precedes the actual one, I truly do not need nor deserve this. Nor does anyone else. Thank you, C.C.

Fantastic experience: Just sold a property managed by Alba, and wanted to make a big shoutout to James Saint who is our account manager. James consistently delivers on what he promises, and turned around a repair to a leaking roof - days before I completed on my sale - very efficiently. Easily the best account manager I've seen in over thirty years of living in flats.

Fantastic experience: Further to my last review which was 27 years ago we have just past our 30 year of working with Alba. My view then and now has not changed. We have found the team at Alba very helpful and respond quickly to any questions asked. Tom himself is extremely knowledgble on all aspects of building management. I would have no problems in recommending Alba Management.

Negative experience: Poor management from the offset. Couldn't get drunk @ a free bar. Should be treated like cattle,prodded often to get a reaction.

Negative experience: Worst service. They don't have parts available to fix things. Fixing a front door is not their priority and takes weeks to fix them. Fixing intercom takes 2 months to fix. I would not recommend this company to hire as a management services.

Fantastic experience: One of my colleagues/neighbours did a lot of research for a managing agent to look after our very small block of flats to collect service charge payments, chase arrears, arrange payments to suppliers and advise on any issues we might experience. We met with Tom from Alba and really appreciated his willingness to spend time with us, answering dozens of questions, without any hard sell or pressure to use his firm. I only have about 6 months experience with Alba personally, as I recently sold my property, but I found our property manager, Becca, to be efficient and responsive in reply to any enquiries along with reimbursing me for several out-of-pocket expenses. She was also proactive in doing site visits and reports/advisories regarding the communal area. Becca (and Alba as a firm) appear to very up to date on the ever-changing rules on multiple owner/occupier buildings and I found this to be a useful benefit particularly when I came to sell up. Alba's operations manager, Jennifer, was instrumental in helping to get my flat sold; providing several different management company documents at short notice. She was also very efficient at providing replies to enquiries (despite 3rd party delays). I have relatively little experience of Alba but I would personally have no hesitation in recommending them as managing agent for any small residential dwelling (I'm sure they are very capable of handling larger properties / portfolios as well).

Fantastic experience: Alba have been a fantastic turn-key solution for the management of our properties in Finchampstead. Lessees are Happy, contractors are happy and we are happy. No hesitation in recommending them.

From the very start Laura has been incredibly friendly and welcoming, and has been only a phone call or email away, answering our questions and helping us to solve any problems that we may have. Fantastic experience: My contact with Alba is Laura. I find her very professional but also very personable. Laura is always very helpful and responds very quickly. When I have called or emailed out of hours, example when we had a burst pipe, she had someone out to us by 8.30am the next morning. I recently put in a request for a removal of a huge tree that was blocking light into my property. Laura was out knocking on doors the next day, liaising with home owner and residents. The tree has now been removed. Thank you for such a great service!

Fantastic experience: We have been an Alba client for anbout eighteen years. We have had many challenges during that time and as a remote customer these need to be addressed as soon as possible. In most situations the issues we raised, were eventually taken care of within a period of time. However with the arrival of Laura Tucker who started looking after us for the past year or so, we have found the service and proactive side of dealing with our issues to have improved 1000% We pay Alba to look after and but also “stand up” to our tenant. That hasn’t always been the case historically but Laura does that and responds accordingly Thank you Laura

Fantastic experience: I recently had an inspection with Laura. She is so professional and on the ball with all the up to date regulations and registrations. Laura picked up on areas in the house which had escaped me and knew what was causing the problems without having to call out professionals at added costs. Laura is efficient , thorough & dedicated to providing the best service. As a previous Manager of a large estate agents Laura would have been a great asset. Fantastic experience: We are a medium size gated community and moved to Alba 3 years ago after having an exceptionally bad service from another a provider. Pete had been our property manager though out and has always gone the extra mile for us, very knowledgeable and professional. Our site and accounts are the best they have been. Pete always provides us not only great service for the day to day running but also finds additional ways to improve our community and budget. Alba are a local company with a great ethics, contractors and actually care how we want our site to be managed.

Fantastic experience: Alba manage a small residential block for six owners. They are always knowledgeable and responsive. The accounts are accurate and timely and any queries are dealt with efficiently. James and the team are always willing to discuss alternative ways to fix issues and are cost conscious too. On the odd occasion we have had emergencies to deal with, James has been on hand to sort things out. Highly recommended

Negative experience: I would not recommend Alba as a management company / managing agent. It is honestly maddening and astounding how poor the communication of this company is. Please, I implore you to look elsewhere. Their communication is atrocious and we are regularly having to chase for updates on things they are supposed to be handling. There is lots of saying yes to things, agreeing actions, but then getting nothing done and not communicating updates (even when something does eventually get done they don't tell us, so we find out when contractors turn up on the day without any warning). They will say they will improve and make lots of empty promises without changing. Their staff turnover seems to be high (3 different agents in 6 years) and so you are having to deal with new people, meaning lots of time is spent going over old topics that have not been resolved, and ultimately don't get resolved. They have gotten some things done, I can't say they do nothing, but I really expect more (and my expectations are not that high!)

Fantastic experience: Alba have provided an excellent service with quick response to any issues, which is a world away from the previous 2 incumbents.

Negative experience: I had lived overseas for 16 years and all of that period Alba had managed my property. They progressively got worse and worse over the years, and I was always giving the next turnover of staff a chance. Finally I had to take action as they never inspected my property and let it fall in to disrepair and let the tenants treat it poorly leading to un-reasonable wear and tear, which was above and beyond the deposit. A truly awful service, truly incompetent, and they truly did not care. Take your money and then abandon. The RICS should seriously investigate their professional conduct.

Fantastic experience: I was a tenant in Wokingham and Alba was a management agency during my tenancy period. We are delighted with their service. Th team at Alba are very cooperative and responsive to all issues that arise at our house. Problems are dealt with Louise Rogers in a professional manner and her advice was always great. Fantastic experience: Speaking from the point of view of a landlord, Alba is a very good property management company - highly professional and competent. And miles better than any of the others I've used previously. Their staff, including Louise, Edwige, Harrison and Deborah, are responsive, knowledgeable, and a pleasure to deal with. I was previously using a high street estate agent to manage my property - they were a disaster and hugely frustrating. Fantastic experience: Alba took over the management of our property several years ago after a period of poor management resulting in compulsory enfranchisement. The transfer was seamless and there was an immediate improvement. It is an older property with many maintenance challenges, throughout which Alba are always helpful and courteous and provide prompt responses. Tom has also been very helpful in advising the directors on procedure and governance as Landlords and they manage potentially sensitive issues with residents tactfully. I would recommend them to other landlords.

Fantastic experience: We have used Alba for over 16 years, we've just sold our property. They have managed our property extremely well. Have always kept us informed and been efficient in all our dealings with them. They even oversaw a total kitchen and bathroom replacement for us and complete window replacements and carpet installation, dealing with local trusted companies. The handyman they use is very good and well priced, taking the headaches out of sorting issues out when you are not in the country. We would have absolutely no hesitation in recommending them or using them again ourselves. They have been so reliable and do exactly as they say they will. It's almost worth buying another property just to continue using them!
