Fantastic experience: We've contacted Mansell McTaggart as one of three estate agents recommended to us to sell our house. From the first interview to the last day of the process, there was not one fault we could name. What won us over and made us agree to sign with Mansell was when Jamie (I will go there in a second) was asked what was his opinion about everything and he said: "you've got to go with what feels right to you". So we've signed. From documents, to explanations, to views organisation and feedback, Jamie and his team were always very focused, flexible and the nicest with and to us. Even when negotiating the final value of the sale, we felt like the team was always rooting and trying to get the most out of it for us sellers. It was never needed to call them for updates as they were always given to us in a very timely order. We could not recommend Mansel McTaggert more. Negative experience: Avoid this agency for Offer setups. I’m extremely disappointed with my recent experience with Mansell McTaggart Crawley. Despite being told offers would be accepted until “10ish,” I submitted a well-prepared, chain-free offer of £295,000 at 9:58 AM — above the stated max offer range of £280k–£290k they had. I confirmed receipt over the phone, and was assured all offers are going to be passed to the seller and no further offer will be taken, past the deadline time. Three hours later, I was informed the property had been sold to another buyer with a “higher offer.” No transparency, no opportunity to respond, and no follow-up despite my request to increase my offer. The process felt orchestrated, lacking fairness and professionalism — as if the outcome had been prearranged. While individuals like Bobby, Sam, and Ben were courteous and helpful, the overall handling of this sale reflects poorly on the agency’s integrity. As an active buyer in Crawley, I will avoid any future dealings with this branch and cannot recommend them to others. If offers are not genuinely considered, and deadlines are not respected, then asking buyers to submit “best and final” bids is misleading and disingenuous. **REPLY To Mansell McTaggart’s Response on Google Review** : Your public response repeats the same unsubstantiated denials as your private Stage 1 reply and does not address the factual contradiction I experienced between what your Crawley staff told viewers and what you now state. I maintain a serious and legitimate concern that my 09:58 offer on 24 October — a clear, chain‑free offer that your agent confirmed as received — was not handled in accordance with the “best and final by 10:00” process you advertised to viewers. Provide, within seven calendar days, the authenticated, timestamped records proving when my offer and the other six formal offers were logged and when the seller’s instruction to accept the purported higher offer was received. If you will not or cannot supply those records, confirm now who will conduct an independent internal review and provide me the reviewer’s written findings and the supporting records. If you fail to do either I will obtain the Title Register, notify the vendor/lender, and escalate the matter to The Property Ombudsman and Trading Standards. I will update my review to reflect your full response and the outcome of any independent review or regulatory investigation.
Dear Mr Arshad,
Although we understand your frustration at not securing the property, your subsequent review is unfortunately entirely inaccurate and without foundation.
The property in question is being sold by a company, who provided us with clear instructions as to the offer process they wanted us to follow. Offers were required to be submitted by 10am yesterday, these were then to be presented to the company alongside relevant information pertaining to the position of the prospective buyers, to allow a decision to be made by the company that day. Interested parties were clearly advised that this was the deadline and that offers being made should be considered best and final.
All 20 viewers were given this information, and the same process was followed with all 6 formal offers subsequently received.
The outcome was that a higher offer was accepted, on instruction of the seller. This was not our decision, nor was the process in any way manipulated. Unfortunately, your accusations to the contrary are entirely unfounded and without substance. There was never any ‘offer range’, with the property being advertised at a fixed price of £275,000. Offer amounts were not shared between parties, nor were you or any other party advised that their offer was the highest until such time as a decision had been made by the seller.
You have kindly mentioned the professionalism of our staff, beyond which we were simply following a process laid out by the seller and clearly communicated to all interested parties. All offers were considered by the seller, the deadlines they put in place were respected by all parties, and nothing that we did was misleading or disingenuous. Your offer was simply not the best offer on this occasion. We of course wish you all the very best in your continuing search for a property with other estate agents.

The team – in particular Vicki, the manager, and Louise – went above and beyond to make the whole process smooth, stress-free, and even enjoyable. Fantastic experience: Right from the start my only option was to appoint Mansell McTaggart as our agents, the reason, back in 2003 my parents were looking to sell their place (they decided not to in the end) but I remember the level of service and professionalism we felt at that time. That, coupled with seeing several ‘sold’ signposts I see in my area alone, it felt right to appoint an agency that offered an exceptional service and, one that held a track record. Upon, appointing MM, we had constant and transparent communication, the team kept things ticking along, from organising the initial paperwork, marketing photos and subsequent viewing with potential suitors. They recommended downloading an app, which is a great tool to track viewings. Post viewings, feedback was often instantaneous or by the Monday (for a Saturday viewing). During the initial round of viewings we had a solid offer, which fell through but the team were great in setting up more viewings and implementing strategies to get movement, interest and offers that we were looking for. They are after all the experts. There was tremendous effort on their part too on the other side in finding properties that fitted the bill for us. Professional, positive, knowledgeable, transparent and just good people, I can’t speak highly enough of this team. Unfortunately for us we weren’t able to find our next home, so we’ll have to try again down the line with MM. That said, the biggest compliment I can pay to Sam and the team is I fully trusted them and they followed through. Above that, would use them again 100% YES!

Negative experience: Be careful of the shiny front store and prestine suits in this place. Had constantly tried to engage with them to buy a house and they constantly we were told they'd keep us in the loop. When trying to buy a property even though both myself and my partner were more than proceedable. They'd say they'd keep you informed with new properties but if they don't like you they'll simply withhold then properties (we'd see properties perfect for us listed and we'd get no involvement prior even though they told us they would) and I have documented evidence of this practice. Not sure why exactly we had been discriminated against but if you walk in to the place let's just say diversity isn't really there thing and it seems apparent looking at other reviews by the way others had experienced service and the way we had. In particular there is an agent that I won't name but his name began with a J, by far the worst. A real shame and will also be reporting our experience to the property ombudsman, no need for reply here Mansell.

Positive experience: I think they were very understanding but when I told one of the estate agents that 3 people in our family had died he gave no compassion. And my house is still being in the process of moving for about 11 months

Negative experience: It’s a shame you can’t give 0 stars. Completely unprofessional. Very rude. Screwed up a viewing and instead of apologising for their error the sorry excuse of a salesman on the phone, Jake, decided to shift the blame to his colleague Julian. Was being extremely patronising over the phone and I definitely would AVOID at all costs. Not only was he unprofessional, but Jake also decided to outright lie and say he was at the property when we were there but “didn’t see anyone” - even though we were standing outside the front door for 20 minutes. Whether you’re buying or selling I would steer well clear of these clowns.

You called us on 6th September, asking to view a four bedroom property that we have for sale in Maidenbower. As with all such enquiries, we attempted to gather information on the type of property you are looking for in order to assist as much as possible with your search. You were reluctant to provide any information and just wanted to view this one house. We currently have two properties for sale in the road in question, and it turned out that you actually wanted to view a three bedroom house, not the four bedroom that you initially enquired about. As a result of this misunderstanding, Jake attended the four bedroom property. We apologised, explained that it would not be possible to view the other house at this time and we would have to arrange another appointment. Instead, you knocked on the door and disturbed the owners whilst they were entertaining. We have this morning called you to offer another viewing appointment and have left you a message. We have taken the opportunity to speak with staff about dealing with customers in these situations, as it is certainly never our intention to come across as rude, patronising clowns. We are naturally disappointed to receive this feedback and have taken the time to review the file in relation to your property sale. We were instructed to market your property in November 2016, after Zoom995 had failed to find a buyer for you. After 4 weeks of marketing, we received an offer from your eventual buyer. Unfortunately, you subsequently advised us that you were unable to proceed with your onward purchase and had made the decision to withdraw your property from the market.
Sometime later, your property returned to the market with Zoom995. We established from them and from the buyer, that a sale was proceeding with the person that we had previously introduced. We made several attempts to contact you, to explain the position in relation to our signed contract, and eventually heard back from Mrs Pearman. She agreed that our fee would be payable, should the matter proceed to exchange, and that you would settle our invoice on completion.
As the sale progressed, we provided regular updates by email until completion at the beginning of August. Our account has since been settled and we have conveyed our best wishes to you in your new home. We would therefore dispute that fact that there was ‘no follow through’ from us; we sold your house when another agent had failed to do so.
However, the fact remains that you were unhappy with the service that we have provided and this is certainly not our intention. We again apologise for your negative experience of our company and wish you the very best for the future.

Negative experience: One of my worst experience trying to just arrange a viewing. A gentleman called me at 09:01 and seemed like a nice guy however could tell was over exaggerating the demand for the property I wanted to arrange viewing for. I expect that in marketing anyway. The guy then wanted to know if I had enough deposit and I told him yes I have at least 25%. He then tries to lecture to me about the laws that have changed with buy to lets. I explained to him that I only wanted to view the property and I had a broker already dealing with the money side of things. He then wanted to know who my broker was, I said Richard, and wanted to know where he lives, I said Crawley and he was like there is no broker called Richard in Crawley. I'm not here to argue about broker and where he lives....He then sounded not interested in dealing with me and was going to discuss with his manager. Seriously you expect me to disclose all that information just for me to view a house. This is so bad for business. Unfortunately can't remember the name of the guy. I hope the manager will contact me.

The property in question does genuinely have a large amount of interest; regardless of this fact, our agent was right to ask the questions that he did. As you may be aware, the buy-to-let market is undergoing significant change in terms of both the accessibility of buy-to-let mortgages and the current/future tax implication for buy-to-let investors. It is necessary for us to ensure that investors are aware of these changes and we have a duty of care to our vendors to ensure that we are introducing suitable prospective buyers to their property. In this instance, for example, the likely rental yield of the property that you want to view is unlikely to be sufficient to allow you to purchase with only a 25% deposit. It may therefore prove a waste of time for both you and the seller to arrange a viewing. You will appreciate the importance of verifying the position of a potential purchaser as early as possible, as otherwise we could show them 10 houses, only to discover that they are not in the position to buy. I am sure that if we were selling your home, you would only expect us to introduce people who are able to afford it. Nevertheless, this does not excuse the fact that you were unhappy with the way in which you were spoken to; for this we apologise, in the hope that we can ‘draw a line’ and continue to assist you in your search for a suitable property. Negative experience: Been trying to view a property for over a month now- still haven't heard back from the agents regarding this. Not good for buyers or sellers

You called our office on 6th February 2017 to enquire about viewing a property in Ifield. At that point your property in Aldershot was not on the market but you had been advised that it would sell ‘within a couple of months’. We informed you that the seller of the house in Ifield had given us specific instructions to only allow immediately proceedable parties to view and that unfortunately on this occasion we could not show you the property. You contacted us again on 8th February to view a property in West Green; unfortunately, this viewing was subsequently cancelled by the seller having accepted an offer from someone with no chain. On 3rd March an appointment was made for you to view a property in Maidenbower, which you visited three days later and for which you subsequently made an offer. Unfortunately, this was not accepted by the seller and I understand you have since had an offer accepted elsewhere. Regarding your review, the contact between us did not extend to ‘over a month’ in total, and I understand that the three enquiries you made were all actioned swiftly. Should you wish to discuss the matter further then we would be delighted to hear from you by telephone, otherwise we wish you all the best with your onward purchase and every happiness in your new home.
