Graham Butt Letting & Estate Agents Rustington

Fantastic experience: We couldn’t thank Ella enough for her help in buying our new home! From the moment we first met, Ella was so professional, knowledgeable and personable. Her communication and speed of response was fantastic. Ella immediately lowered any stress we were having, in what is without a doubt a very stressful period of time.

Fantastic experience: Fantastic experience. Do not hesitate to use these estate agents if buying or selling a property in the area. Communication was first rate and every task was completed almost immediately

Fantastic experience: I recently bought my house with Graham Butt. I had two viewings with Dylan who was very friendly and helpful, and then Pat was my sales progressor, she was excellent at keeping things moving and keeping me updated throughout the process. I'd highly recommend them.

Fantastic experience: Excellent service and communication, cannot recommend highly enough. Cameron was really reassuring and personable right from the offset, it only took 6 weeks to get an offer and then we were handed over to Pat, the Sales Progressor, who was amazing. Fantastic regular comms, super helpful snd friendly, thank you Pat, your professionalism and approach was very much appreciated.

Fantastic experience: Had a property viewing with Ella. Excellent service. Totally knowledgable. Personable and efficient. Caspar was a big help as well. Terrific team of agents.

Fantastic experience: The entire team are positive - helpful - and informative a joy to deal with

Fantastic experience: Tobie Wheeler came to value the property being sold and was confident the Graham Butt Estate Agents would sell the property within 10 weeks of listing it with them despite other local agents being unable to secure us a buyer. His valuation was in line with the other local agents but his confidence in being able to sell the property quickly convinced me to use him. Communication was excellent with the team at the Rustington office and buyers were quickly lined up for viewings. A cash buyer was secured in just a couple of weeks. The sale went through quickly and was hassle free and I was kept up to date throughout.

Fantastic experience: A fantastic, professional team from start to finish. They all made us feel valued.

Fantastic experience: We have just completed on our purchase and we honestly couldn’t be happier with the service we received. Caroline and the whole team were absolutely amazing from start to finish. Caroline in particular bent over backwards for us — nothing was ever too much trouble and she truly went above and beyond at every stage of the process. Her communication was fantastic throughout; she always kept us fully informed and up to date, which made what can be a stressful experience feel smooth and manageable. We felt supported, listened to, and genuinely cared about the entire time. We couldn’t be more grateful for everything Caroline and the team have done for us. Thank you so much — we would highly recommend you to anyone looking to buy or sell!

Fantastic experience: Process was smooth and they progress chased well

Fantastic experience: This is the third time in the last 15 years that we have engaged Graham Butt to sell a property for us. Their level of knowledge, experience, efficiency and communication is exceptional hence we now never consider going to any other estate agent. The whole team worked exceptionally hard contacting prospective buyers on our behalf and then constantly monitoring the whole process keeping us regularly updated. We couldn't have asked for better service. There are 2 people who we are especially grateful to; Pat Brewer and Debs Harding, both of whom were extremely supportive and pro-active. Special thanks to Pat Brewer: Pat is outstanding and deserves an award for her efficiency and perseverance in dealing with the conveyancing process. There were numerous delays due to poor communication from our buyers solicitors, Pat was constantly on the case contacting all the parties involved and doing her very best to ensure progress. If we had any questions Pat would immediately investigate and come back promptly with an answer. Without Pat's help completion would have been prolonged further. We wish to thank her wholeheartedly for constantly "going the extra mile".

Fantastic experience: They were easy to book a viewing and were helpful with any questions I had when I decided to buy the house. They constantly kept me updated throughout.

Fantastic experience: The Graham Butt team selling our house did a fantastic job from start to finish. They had an honest and straightforward approach. Tobie and Pat went above and beyond during our sale ensuring everything stayed on track and got over the line. There were a few bumps in the road as is often expected but they dealt with these professionally and swiftly. We felt looked after and valued as customers and would recommend them to others.

Fantastic experience: A friendly, professional and extremely competent firm of estate agents who inspire trust. Cameron Dyer was my first point of contact, but I spoke to various other members of the team at different stages during the conveyancing process and every single one was knowledgeable and helpful.

Fantastic experience: Excellent service. Would highly recommend

Fantastic experience: I instructed Graham Butt in Rustington in April 2025 and we have just exchanged contracts mid July. They have been on top of every stage of the house sale and kept good communication with me throughout. They arranged all the viewings and kept me up to date with the bookings. They have also gone above and beyond with helping with arranging services for the house when I couldn’t be there as I live some distance away. This has been a difficult time for myself and my family as we were selling our late mother’s house. Grahame Butt have been extremely sensitive to the situation and have dealt with everything in very good time and with professionalism.

Fantastic experience: Very polite and helpful

Fantastic experience: All the staff were very helpful, and communication was prompt and efficient. Unfortunately 3 chains collapsed during our process but each time the staff obtained interest and viewings resumed quickly. We were kept informed at every stage.

Fantastic experience: We bought through Graham Butt and have had a great service. They have been incredibly helpful and thorough, especially as first time buyers. Putting us at ease, always being available during the process and liaising with the seller to help push things through. We’re incredibly thankful for all their support!

Fantastic experience: Graham Lydon produced a superb brochure and "nursed" the chain with patience, competence and tact- even when one of the middle purchasers withdrew during the legal process!! Without his efforts, our house would not have sold!! He was always helpful and friendly and kept us fully informed.

Fantastic experience: Cannot recommend Graham Butt enough. From the start when we were viewing properties, Ellie Norman had been a superstar and took the initiative to show us a property we hadn't originally booked for. Turns out this was going to be our future first home together. As first time buyers, it can be overwhelming to purchase a property, but Ellie and the whole team made it a far easier process with the professionalism and kindness. The whole team helped us with every question and gave us great advice at all stages. Ellie helped us exchange just five days before Christmas, which was even more magical. Even after we had exchanged and got the keys, we were still supported by Ellie as we had a few queries about the property. She is a delight and such a friendly face. Thank you Ellie for all your support :)

Fantastic experience: Sold and brought through these wonderful humans. Long process of waiting for probate to be granted on purchase but the whole team were amazing every step, even searching for the infamous black pebble. Can’t thank you guys enough. Highly recommended

Fantastic experience: We cannot recommend Graham Butt enough, as first time buyers they supported us through the process without being too pushy (which we experienced with previous estate agents). All queries were answered quickly, they kept us updated with the progress and the home buying gift box was a lovely touch. Thank you to the team at the Rustington branch, especially Tobie and Pat!

Fantastic experience: Great service - the second time with using Butts, effective communication between all parties make the sake go as quick as possible. Thank you especially to Tobie & Pat.

Negative experience: Rent a flat and the heating broke down phoned Sat at 9am and still waiting for plumber. No phone call to advise me of the situation, I am end of life , very poor service

Fantastic experience: We bought and sold through Graham Butt and we can not fault them. From the valuation through to finding our dream home both the Rustington and Angmering branches have been amazing. The final part of the puzzle was a tricky one to find but Tom at Angmering and Ellie at Rustington kept us informed all the time and did everything they could to get us across the line. A perfect way to end 2024 in our forever home.

Fantastic experience: I cannot recommend Graham Butt Estate Agents highly enough. From the moment I booked viewings, through to finalising a house purchase, everything went perfectly. Everyone I spoke with was professional and extremely helpful. Throughout the purchase process I felt like I was always treated with genuine care and respect. Calls were always answered and emails responded to immediately. I dealt with Ellie who went above and beyond to ensure a friendly, smooth and efficient service. They are without doubt the best Estate Agents I have ever dealt with. Thank you.

Fantastic experience: Amazing service throughout the process and way beyond. Jack Lydon was thorough and diligent and just an all round superstar! I worked with several estate agents throughout the year and I can honestly say that he was the very best and truly made the process simple and painless. Definitely recommend - 100% rating!

Fantastic experience: Everyone at Graham Butt was easy to deal with and very friendly. I was impressed that whoever I spoke to on the phone was aware of the situation with my house sale and able to help. Cameron, Caroline, Jack and Ellie were all super helpful, proactive and professional. Thanks for a pretty stress-free move.

Negative experience: Nothing but issues from the start. When we first moved in to the property supplied by Graham Butt, we were happy. A week later the neighbours tell us they are doing a full house renovation and extension. This raised red flags straight away, their builders kept putting things on our property and when the loft conversion was done we lost all natural light on the entire right side of the property. Graham Butt never told us this was happening or was planned. When we ask them about it and was the landlord aware they denied all knowledge when it’s a legal requirement for them to know and inform tenants. We had multiple other issues throughout our 2 year tenancy that they point blank either ignored or refused to help with. We thought things couldn’t get any worse with these guys but we were so wrong, check out process and post leaving discussions were shocking. We first advised Graham Butt we would not like to renew our tenancy 2 or 3 months ahead of our end date. No response. We then had the quarterly property check and the lady asked why everything was boxed up. Clearly unaware we were leaving. Informed her we would be leaving mid April as we found somewhere else. She was shocked by this and said she would raise it with the team when she returned to the office. We thought that was it done and sorted. We start moving our things to the new house and we get an email asking if we want to renew at X price. We explain the situation, and again no response. We then get a call asking if we want to renew a week later and when we say no, they say it’s a good thing as the landlord has died and they are working with the new one to get through probate! We agreed our move out date would be mid April. We moved everything out early April and spent a week cleaning, tidying and painting to make the house better than when we moved in. We even got professional cleaners in to make sure it was spotless. We get to the new home and find out they want to charge us for cleaning when it was spotless when we left. We agreed just because we couldn’t be bother with these guys anymore. 2 weeks later the council from rustington contact me and demand payment for the full month of April when we left on the 16th. Apparently Graham Butt refused to accept our move out date and told the council we still lived there till the end of the month! These guys will do anything to screw over their tenants.

Fantastic experience: They balance a very personal and friendly service with amazing professionalism and efficiency.

Fantastic experience: Jack and the team provided an exceptionally good service throughout the entire selling process. Everything from the very 1st meeting, to the valuation, the potential buyer viewings, the sales negotiations and the after sales progress updates were carried out to a fantastically high standard. I felt I was in the hands of a very professional team every step of the way. If you want an estate agent that really works hard for you, I would highly recommend Graham Butt. Thanks again for the great service!

Fantastic experience: Very professional estate agents always on the end of the phone with good advice

Fantastic experience: Graham Butt Rustington gave us a superb service while selling our house, despite difficult issues. While first marketing our property within our first week they arranged ten viewings and we received eight offers. They helped us choose the most appropriate to run with. Butt's worked hard chasing the chain progress and the whole team. were excellent in keeping us informed. Unfortunately that chain collapsed close to exchange when the person at the bottom of the chain pulled out. Butt's recommended we re-market our property, found us a new buyer with no chain within a week and we were successful with them.

Fantastic experience: Excellent service thanks everyone involved. You're all a credit to the company.

Negative experience: I rented a property that was managed by Graham butt. The flat was flat 10 thornton court. It had horrific mould conditions due to no ventilation and had storage style heaters that work off peak sadly for a year they did not work and I had to use plug in heaters. I was patient all the way through the tenancy asking for help until the end where it was so bad I had to leave the property I was denied a discussion with the landlord for no heat, I was denied a conversation with the directors of graham butt. Every email with visitation and solutions by Kate at Graham butt never came to be. During the one year no one from Graham butt attended the property. When I left I went out of my way to clean the property to a higher standard than I received it. I also made sure it was respectful for viewings. They took some of my deposit for professional cleaning and have yet to produce any invoices or receipts to prove this. Be very careful of this company at all levels of their business from cleaner to director they are very soulless people . Do not let these people manage your tenancy if you're a tenant

Fantastic experience: Graham Butt Rustington have been amazing! From the start of selling our property with them to then also buying with Graham Butt, they couldn’t have been more help. We had the pleasure of dealing with Cameron and Ellie who were both professional, kind and understanding, they both made our experience of moving much easier. We were kept up to date regularly with what was happening within our chain and what stages we were at; they were also very helpful with liaising with the other buyers/sellers as well as the solicitors. Thank you to everyone at Graham Butt for a first-class service, especially to Cameron and Ellie.

Fantastic experience: Working with Ellie to secure our property was an absolute pleasure.

Fantastic experience: Every single person I spoke to on the phone was fantastic. So helpful and understanding. Extremely impressed. Special thanks to Carol and Ellie, you guys are brilliant at what you do.

Fantastic experience: We were really happy with Graham Butt. We purchased through the Rustington office but viewed properties with three different offices and all members of staff were professional and lovely. Once our offer was accepted the office gave us regular feedback on our purchase and kept us updated with all the developments. Even with people on holiday everyone knew what was happening with the purchase and we’re able to answer all our questions. Special mention to Ellie and Cameron thank you

Fantastic experience: Very pleased with the service we received, they went above and beyond.

Fantastic experience: During my experience I have spoken to several members of the Graham Butt Rustington team and all were friendly and couldn't help you enough. All queries were dealt with, and I wouldn't hesitate to recommend them as a good estate agent. What was a really lovely touch was the home buying gift box that we received when picking up our keys. So thoughtful and extremely useful.

Fantastic experience: Ellie was so kind and helpful through every step of the process. She made us feel so relaxed and we were so happy to buy a house with her. Thank you!

Positive experience: Efficient and personable

Fantastic experience: Wow! What a service from Graham Butt, Rustington. From the start and the initial phone call, to the exchange of contract, it could not of been any better! I was contemplating using an online agent, I shouldn't have even thought about it, Jack and the team did a great job, kept me up to date, picked up the phone!! And liased with other parties as required, a great job, THANK YOU!

They were easy to get hold of and offered good service from the first initial enquiry we made, to exchange and completion. On many occasions, I was able to ask questions and get an answer very quickly.

Positive experience: I would not hesitate to recommend Graham Butt Estate Agents in Rustington.

Fantastic experience: Graham Butt were great from the very beginning. We explained that we needed a vacant property or one that could move quickly, gave our budget and was immediately offered a few properties to go and see in a very short space of time. They were very accommodating to the fact that we was travelling from London and continued to send through other properties of interest. Ellie in the Rustington branch was fantastic! Friendly, communicative, helpful, informative and eased a lot of stress! Shes an asset to the company! Very impressed and very professional.

Fantastic experience: These guys were brilliant during our purchase. We dealt with Cameron who was massively helpful and engaged throughout the process with excellent comms and support. In the lead up to our move and on the day we moved in Cameron was outstanding in the help he gave us. Absolutely too notch and wouldn’t hesitate to recommend.

Fantastic experience: Carol Fuller and the whole team at Graham Butt have been so helpful in the sale of my late Aunt's property, especially as I live in Norfolk and the property is in Rustington. Caroline in particular went above and beyond for me, really going the extra mile. Any issues were dealt with quickly and effectively and she was proactive in chasing legal matters which helped enormously in achieving a very tight deadline for completion. Paula who took me on several viewings was incredibly patient and friendly.

Fantastic experience: Graham Butt are the best estate agent I have used to sell a property. When they make a commitment they always deliver. They have very good communication skills and contacted me many times to update me on progress rather than me having to contact them. Their staff are friendly and approachable. I highly recommend them if you are selling a property in the Rustington/Littlehampton area.

Nothing was too much trouble for this team and Graham Butt's should be proud and pleased with their expertise. We will 100% recommend them.

Negative experience: Bad bad bad

Negative experience: I have contacted on three separate occasions over 2 weeks to book a viewing, and have had no reply. The house is now SSTC. I'm not surprised by how many 1 star reviews have been given.

Fantastic experience: Have used GB for a number of moves and have always found them first class. Recommended.

Negative experience: I have booked to see a property in two separate occasions and took time off work for that. They could not be bothered to let me know that the viewings are not going ahead. Only found out 20 minutes before the appointment when I rang them. So yeah...totally unreliable and unprofessional!

Negative experience: These are seriously unprofessional outfit. I had to put up with there tenants in hide gardens parking there caravan in my car parking space for months. The problem was dealing with the tennant who were unable to speak English and fair play my failure to speak Romanian. Now recent issues are pending there are 10 to 16 people living in a 3 bed terrace house which is surely illegal but what about the national lockdown. I live opposite and there is a constant stream of people all hours which disturbs my dog which in turn keeps me up and annoys my neighbours. Graham butt deal with your tenants pls

Positive experience: Its was very nice, was able to get a table outside by the river Arun. We were served at counter (bit of a wait) our order was then brought to our table. It was lovely to sit out in the sunshine and enjoy our coffees.

Negative experience: Not even worth the one star. Very pushy even when they know it's a sad situation and the sellers didn't really want to sell but had no choice. Very absent, shocking customer service, inexperienced. Right down to the day that the exchange took place. Homeowner gave a time, and estate agent told them otherwise - before monies had even transferred. Wouldn't touch this money thieving business with a barge pole, most certainly won't even consider buying off of them either.

Fantastic experience: fantastic staff, brilliant service.
