Fantastic experience: I had a fantastic experience working with Nick. He was incredibly professional, knowledgeable, and made the entire mortgage process feel seamless. I felt well-informed and supported at every step. I highly recommend his services to anyone looking for an stress-free mortgage experience!

Negative experience: Submitted an offer on a property listed with Fox & Sons Langney on 02/09/26 and had a really good conversation with their agent, explaining why I believed the property was in need of significant refurbishment and repairs, which they agreed with. Despite promising to come back to me promptly, I never received a response. I tried to chase this by phone but was repeatedly told that “someone else is dealing with that property”, so I sent an email on 18/09/26 to follow this up. As of today, 25/09/26, I still have not received any response whatsoever. I appreciate that offers may not always be accepted, but I would expect an estate agent to at least acknowledge and respond to a genuine offer, particularly when they have specifically said they would do so. Based on my experience, I would think carefully before choosing Fox & Sons Langney, whether you are selling a property or looking to buy one through them. *Follow Up* I have just seen the response from Fox & Sons Langney and am frankly appalled by it. At no stage following my offer was I contacted by anyone from their team. Their claim that they spoke to me is simply incorrect. I made multiple attempts to contact them myself and received no response. What is particularly concerning is the condescending and accusatory suggestion that my experience was somehow connected to another through a supposed “coincidence”. This is an entirely unsupported allegation and has nothing whatsoever to do with the very straightforward issue raised in my review: I made a genuine offer, was told I would receive a response, and despite repeatedly attempting to chase it, received nothing. Rather than addressing that failure in communication, their response appears to be an attempt to discredit my review by introducing an entirely separate narrative that is both irrelevant and unsupported. My offer was made in good faith and reflected the significant defects I identified at the property, many of which would require substantial remedial work before the property could reasonably be considered ready to live in. Those issues were conspicuously absent from the property listing. The asking price has since been reduced by £25,000 and is now approaching the level of my original offer. That, of course, does not alter my experience. What does concern me is the manner in which Fox & Sons Langney have chosen to respond to legitimate criticism. Think very carefully before entrusting this agent with the sale of your property or choosing to buy one through them. Good luck to anyone dealing with Fox & Sons Langney. You may well need it.

Fantastic experience: We used fox and sons for the broker Nick, and honestly we could not recommend him enough. Kept us informed at all times and was extremely professional and ahead of the game asking us everything before the bank even had time to ask him. Will be using him again for sure! Negative experience: Disappointing experience. In my experience, my offer was not passed to the vendor for approximately a week after I submitted it. I had to chase them to get a response, to be told two other people were dealing and they would get back to me, they did not I had to chase again and was told they didn’t realise it was my official offer even though I spent thirty minutes in total to them and the reasons why I was submitting that offer! I was subsequently told that the vendor had “chewed their ear” about the level of the offer, and I was left feeling that I was being held responsible for the vendor’s reaction. I was also disappointed that concerns and defects I had raised during the viewing did not appear to be acknowledged in the same way afterwards, being told that vendor said they did not exist, I felt dismissed and gaslighted From my perspective, I would have expected the offer and the information I provided about the property to be communicated promptly and accurately, and for the agent to provide appropriate advice to their client. Unfortunately, based on my experience, I would not choose to use this agent again.

Negative experience: Fox and Sons do not return calls when they are contacted and have said someone will all, they now don't answer the phone. I am still owed me a full refund for a cancelled contract 1 day after it was signed. Absolutely useless.

Fantastic experience: Where do I even start with Eddy, Chris and George These guys have been absolutely brilliant from start to finish and I genuinely couldn’t recommend them highly enough. They sold our house TWICE! The first buyers pulled out after 10weeks of being sold because they decided they wanted the house for a lot less, which could have completely derailed our plans and potentially cost us our dream home. But Eddy and the team didn’t mess about — they got straight back on it, gave us loads of advice, kept us positive and managed to get our house sold again incredibly quickly. Fantastic experience: Quality service from a quality agent. Had my flat on the market with another agent and after 6 weeks and 2 viewings I decided to get these guys involved as well. Harry Dyer came over and was great at explaining the process, fees and the plan to sell my place. He explained what they do differently and how proactive they are. Once signed I was passed over to Chris Knight who had me a viewing within a week. From what I gathered from the viewer it was one that Chris had to really convince that seeing my flat was the right move for him. The guy offered there and then and at asking price. 3 months later iv just exchanged and we move in less then a week! Unbelievable work all round and I could thank the guys enough!

Negative experience: There have been ongoing issues with poor communication, delays, and a lack of clear information, which have caused inconvenience I am disappointed with the level of professionalism shown.

Fantastic experience: Ultimately, in a tough market, they sold my mother's flat. The first estate agent we appointed was unsuccessful, so we switched agents to Fox & Sons (Langney). Fantastic experience: Well, 5 stars simply isn't enough to praise the service from Fox & Sons, Langney Branch. They obtained an offer on my house within 2 days of it going on the market on Boxing Day. However with a chain of 6 properties involved, it was a difficult transaction, with several hiccups and delays along the way, and all the buyers involved wanting to beat the Stamp Duty hike at the end of March. Eddy Tate has to be singled out for his patience, perseverance and constant contact by email, keeping everyone in the loop. 10 out of 10 and a gold star, Eddy. He knew that to accommodate the date chosen by the rest of the chain, and very busy removal companies, I had to move out on a certain date, well before completion, and he moved hell and high water to achieve exchange of contracts with 3 days grace until my move date, ensuring I could move into temporary accommodation with peace of mind, knowing I had exchanged contracts, even if the completion dates did not align with my purchase through another Agent. Thank you also to the other very helpful staff at the branch, who passed on messages to Eddy without fail, if he was not available. Your branches communication is excellent. A very grateful Vendor.
