Negative experience: No idea what is happening or if they are reading, no answers on 3 numbers, different addresses and no reply to emails, considering leh=gal action but dont know where to issue court papers

Negative experience: I had to terminate my tenancy early however, i was charged checkout fees which are apparently illegal without negotiation.

Negative experience: Zero stars. Since being taken over by 8AM we have had nothing but issues with these guys. They're non-responsive or slow and reactive. Not good enough, we will be terminating our contract.

Fantastic experience: I would like to appreciate Angela Cross for her professionalism in resolving a pending issue by strongly following up with a supplier until it was resolved. Thumbs up !

Negative experience: Appalling service, they treat flat owners like dirt,extremely difficult to get hold of, unhelpful, and rude!

Positive experience: I was stuck with some repair work for my apartment.Angela Cross at Belgravia management made it extremely easy for me.She was very helpful,patient and professional.I am very grateful for the way she managed to get work done given it was pending for months together.

Negative experience: This block management company is a complete letdown. In the past week alone, numerous tenants, including myself, have reported leaks, and they have yet to take any action. Their neglect and disregard for urgent property issues are not only frustrating but also potentially damaging to our homes. It's beyond disappointing to see such a lack of responsibility and care. I would strongly caution anyone considering their services or staying in a property managed by them.

Negative experience: I had an extremely disappointing experience with this block management company. Their communication was utterly useless, making it nearly impossible to get any updates or information about the properties they manage. It's clear that they lack any care for the properties under their supervision. Maintenance issues were often ignored, and it felt like they were just collecting fees without delivering any value in return. I would strongly advise against using their services.

Negative experience: It is with such sadness that I leave a negative review of Belgravia because they used to be so great and we'd been on a real journey together - I'd like to clarify that the negativity is purely for the service since EightAM took over; we had an amazing experience when Annette was owner of the company and they managed our estate fabulously. However, sadly since new ownership and management, the service has been absolutely terrible and we've made the decision to leave. There is absolutely zero communication, we've had so many supposed 'agents' dealing with the site, we don't even know who to speak to anymore (the turnover in staff is so high and they don't consult on anything much). We are totally ignored most the time and the service isn't great - they changed the bank accounts without even notifying directors, upped their prices for sellers packs (after we signed a new contract and without the courtesy of telling us), and refused to do the paperwork for a new director despite being instructed multiple times, whilst refusing to allow another director to resign despite them giving months of notice! They never answer questions and won't get more than one quote for works. It's just such a mess and reminds me of our previous company who we took to the ombudsman. Again, it is such a shame because Annette was amazing and I trusted Belgravia under her leadership, completely. Sadly though, the new owners have not maintained her level of service of professionalism. Maybe if you're a tenant or selling your house, they'd be great, but as a block management company, they're awful and it saddens me greatly. I would leave a 1* but feel 2 is kinder because it used to be the best around.

Negative experience: Sabrina is the most useless property manager I have ever come across. When I need her the most, she is apparently "in a meeting" every day I try to call, leaving multiple issues unsolved for weeks!! I'm shocked to see all these positive reviews for her, it's as if she's begged for them so she could get praise from the office. Get away as far as possible from this ridiculous company and absurd management!!

Negative experience: Radio silence from the block management team supposed to be managing our block of flats. 2 months into new financial year, and nothing! Is anyone else having issues since the new management team took over?

Negative experience: Have really let the property deteriorate. The pictures speak for themselves. Paying service charges for bin management and maintainence and Belgravia have just pocketed this money!! Let's see how fast they tidy up this mess. Unacceptable.

Negative experience: Hopeless, cannot get an address correct and then nobody can deal with this when you call as the person is working from home, cant wait for the mobile phone to reach Peterborough! UPDATE This company goes from bad to worse, wrongly billed service charge

Positive experience: When I entered my flat it was being managed by a different company and I had a horrific experience with lack of cleanliness, lack of inventory and a willingness to do everything possible to avoid sorting out problems (such as a faulty smoke alarm inaccessible to tenants). When Belgravia took over, initially there were teething problems especially over said smoke alarm which led me to have only one month of uninterrupted living in the six months I was a tenant. However, once this was sorted Belgravia provided me compensation for the issues during their management period. In addition, they took on the cleaning fees for the flat in between tenancies due to the state it had been left in before I began my tenancy. I would give them a 7/10 for their service - for higher I wish they had trusted me on the issues with the flat in the first place! Sabrina herself is excellent

Fantastic experience: Sabrina came to our meeting with Ukrainian nationals fleeing war. They are having difficulties navigating the rental property market and Sabrina offered some solutions. She also quickly realised that there are issues which the letting industry needs to address. She recognised that it is very difficult for Ukrainian war refugees to meet the criteria usually required to access accommodation and is working to encourage people in the industry to look for solutions to these problems. It is lovely to meet someone so professional and prepared to go the extra mile for people in dire need of help.

Negative experience: Lack of professionalism. You never hear back despite several calls. Always being fobbed off. No commitment, integrity or intention of excellent service when the contact details left in the blocks are incorrect.

Fantastic experience: I have to say, I am not the type to leave online reviews but I felt I had to in this case. I have had multiple dealings with a lovely young lady, Akina-Marie, and I can’t sing her praises enough. She is kind, patient, knowledgeable and generally has a friendly nature that is hard to find within property management / estate agency type fields. I have previously dealt with the complete opposite types of people at Belgravia so I’m really happy to see they’re moving in the right direction with their choice of team. Thank you, Akina-Marie and well done Belgravia, she is a gem!

Been dealing with them since I moved in, had a rocky start as I was talking to the wrong team but once I found the right person to speak to, they're all very helpful people. The only critisisum I have is regarding things not in the control of the people I deal with and it's more to do with the costs and charges.

Negative experience: I have applied for a rental property with belgravia and the agent that works for them asked me for a deposit money to reserve the apartment so that in the mean time they could do reference checks all my checks come out good but they declined my partner because they said we didn't make enough money that I needed to make £1950 a month when we both were making £1800/£1900 a month together so then they keep going in circles and asked me to get a guarantor , so I did and our income was £2400 pounds but again they declined making up excuses because I'm not English but they didn't want to give me the right anwser and going in more circles for the last 3/4 weeks now. I have been in UK for the last 19 years always worked never received benefits I have a full time job for a company net worth £26billion so my job is secure and all I been asking now is my money back and they refuse to give me my money back saying it's to cover the costs they had with reference but on the form they gave me to fill in , mentions that if they decline me I'm intitle to get all my money back but still they refuse to give me my money back now I wonder how many people they have done this too??

Negative experience: It is really astonishing that how many lies this company tells! After they told me that I owed them around 200 pound, I sent them my bank statement to show I have paid it, yet their CEO didn’t even pretend to check out, just told me that “No we never received it”. How disgraceful!

We can only sing their praises for the professional and personal service they provide. They respond to emails and telephone calls promptly and efficiently. Any issues or points of concern raised they listen to attentively and work effectively to find solutions. Fantastic experience: I've just had my apartment taken over by Belgravia and I have to say they have been great so far. They have come in and straight away looked to sort out and fix issues that the previous letting agents ignored - even things that were like it from when I moved in, over 4 years ago. So I have been pleasantly surprised and can't fault the service I'm receiving and I would happily recommend them locally in Peterborough.

The decision to engage Belgravia Block Management to act as building management agents was the best decision we ever made. They provide a professional but personalised service, bringing experience to help resolve some challenging situations over the years.

Negative experience: Unfortunately google didn't allow me to give zero star rating, one and only worst agency I had ever dealt. If you are thinking to approach them please note that at end of your tenancy you will have to pay more than 2000£ for remedial work even though the property returned as it was before. They don't even consider wear and tear and loot tenant money.

Fantastic experience: I stayed in Shelton House appartment for 1 year and had to say the team were exceptional. They were always available when needed and dealt with and identified issue in a really timely manner and with a satisfactory conclusion. They made me feel like I wasn’t just a paying customer but delivered excellent service with a smile. I left as I bought a property but I would definitely use them again and wholeheartedly recommend their use.
