Burnap + Abel

Negative experience: I was purchasing a property through Burnlap & Abel. Had some issues on my end but terrible communication from estate agents. Wasn’t informed that buyer decided to put the property out for rent until I received a message from my solicitor saying that they were signing a tenancy agreement on Friday and the sale was off. I had called them twice that week to see whether the sale was still on but received no reply. Either amateurs or incompetent.

Fantastic experience: Whole heartedly would recommend Burnap and Able. They were brilliant throughout the whole process of selling my house and helped secure a quick and positive sale.

Fantastic experience: As a first-time buyer, I was very stressed about finding a flat, but Jasie, Darryl, and Tania were fantastic throughout the entire process until I received my keys. The service from start to finish was excellent, smooth, and efficient. Jasie was always quick to answer my emails and queries, and Tania was very helpful with the viewings. Negative experience: Communication absolutely awful, no response to a complaint and didn’t seem to want to help complaint on mail - not a single call for 4 months, felt like we were pushed to the side, didnt get a response to the complaint.

Negative experience: Awful letting agents have left our family with two kids under 2 without a secure property for 4 days now a leaky roof for 4 months and every time you ring you get yo yoed round the office told I’ll get the right guy to call you never ever get a call back person who manages the letting ant is awful and lies all the time blaming his co workers when it appears it his him all the do not recommend causing my family serious stress would leave no stars if I could!!!

Fantastic experience: I purchased a property with this agency in May ‘25 and hands down they are the best agency in Folkestone. After 2 failed attempts the 3rd one was successful. The seller was not great but the agency has been a fantastic mediator, giving the both parties the structure and realistic expectations needed on both ends. This guys are genuine experts willing to make their customers happy. I will definitely carry on collaborating with them in to rent/sell my property. Thank you

Negative experience: Avoid this agent. I purchased a property that this agent was marketing. Communication is absolutely atrocious. Emails ignored, phone calls avoided, and they did nothing to move the conveyancing process along when both buyer and seller were in a rush. We were also lied to on several occasions, most shockingly when they told us the seller was threatening to pull out of the deal if we did not exchange that week. As I was in contact with the seller directly I knew this not to be true, and it was just threatening behaviour from the estate agent which is completely unacceptable. I would also avoid the solicitor that they recommend. Of course they are keen for their clients/purchasers to use them as they get a cut, however the firm the recommend was incredibly unhelpful and offered a really poor service to the seller, after they sat on my solicitors enquiries for over a month claiming not to have been sent anything which was false and were generally slow to deal with - fortunately I chose not to use them. There are plenty of other local agents that I engaged with when searching for my property that I found far more professional and helpful - it was a shame I had to deal with Burnap and Abel, or should I say Unabel. Avoid at all costs.

Negative experience: By far the worst experience ever with an estate agent. Daryl is incompetent beyond belief, we spent more time chasing him than speaking with him as he ignored our messages. Daryl failed miserably by not passing important messages to the vendor thus causing delays in completion. If possible avoid this company as they really provide a poor service.

Fantastic experience: Their figures speak for themselves. Year after year topping the charts in our area. The best estate agent we've used and the only one we consider now. Sold several properties with them over the years and they've always achieved full asking price or very close to, in good time. I'm not always the easiest to deal with, admittedly, with the pressures and stresses of the whole buying/selling process, solicitors dragging their feet and ignoring calls for weeks on end but all the team at Burnap + Abel have always been understanding, helpful and chased things up for us whenever asked. All round a good group of lads/ladies.

Fantastic experience: When I lived in Folkestone, I always used Burnap and Able. Brought a house on their books originally and then sold with them a few years later. Great service, really quick completion both time and also kept in the loop what was happening. Sold my house on the day it went on their books before it even went online. If I moved back would definitely use and would recommend to friends.

Glad we tried it though....food was Thai mix service was very good..food was excellent. Could have done with more ambience but it was early when we arrived. Definitely recommend..defo returning.

Negative experience: Joke of a company!! Leaving my house unsecured for days on end and not bothering to help get this sorted. Not friendly or helpful at all, I would never recommend this usless company!!

Negative experience: We are cash buyers and despite going there in person from London, our details were not entered onto their system and we think a judgement was made on how we looked by Daryl, who never followed up with us. Once we had made further contact by phone some weeks later, Jamie did try and was helpful initially but Daryl, who was supposedly our main contact, never contacted us at all. Unfortunately, we found them to be generally more style over substance and we have very quickly had better experiences with other estate agents in Folkestone.

Positive experience: Annoying system of giving a property a guide price which is the lowest point of a price range. If you list a property at a price of £200,000 to £225,000, then of course people will offer £200,000 so what is the point?

Negative experience: Unprofessional. Drove all the way from London for a viewing (they even send a confirmation email of time and location) When I arrive- no one is answering the doorbell, phone or emails. It’s now the evening and still no one has responded or reached out about why they stood me up lol. Insane & waste of time.
