From start to finish, the process was pleasant and they kept up just the right level of communication throughout. I first met Richard for the valuation, and his approach was quite different from the other agents I spoke with. Rather than giving a quick estimate on the spot, he took detailed measurements of the house and went away to calculate a more accurate figure based on the actual size of the property. It felt like a much better, more professional process than what I saw elsewhere. Richard also handled the photos and created a 3D tour, which was great as it was all included in the fee. Once we were on the market, Kaitlin took over to manage the viewings and offers. They achieved a price I was very happy with, and they were definitely well worth the fee. I’d highly recommend them to anyone looking to sell in Cambridge or the surrounding areas.

Fantastic experience: I rented with Radcliffe & Rust for five years and overall had a smooth experience. Helen was my PC, she's great. Communication was always clear and the team was reachable when needed. Check-out and deposit return were handled fairly — as long as the flat was cleaned and normal wear-and-tear was respected, everything moved quickly, and my full deposit was released without any issues. Minor maintenance was dealt with easily. Bigger problems, while not frequent, usually took 3–7 days depending on contractor availability. The only downside is that some contractors relied on quick fixes. One example: when a fridge needed replacement, the contractor outsourced the installation to Currys and misjudged the door hinge setup, then tried to convince me that a workaround was “fine” instead of correcting it. Despite that, the agency itself has been professional, reliable, and easy to work with. I’d recommend them for anyone renting in Cambridge.

We have just had new tenants after the original tenants left and I can not believe how stress free the experience was. The property was only empty for 3 days so an incredibly quick turnaround and I didn’t have to do a thing. Radcliffe and Rust arranged everything and their fees for so many things are included so very cost effective. Negative experience: We bought a house from them some months ago, and they made the process very distressing. We felt cheated and basically ripped off. Very unethical selling strategies. Taking advantage of the obscure speculative offer (bidding) system operating in the UK to buy a house, they pushed us to buy a house taking the lawyers they said and the broker they said under the threat that the "owners would accept other offers if we didn't choose those lawyers and brokers" (of course we never knew if there were other offers or if they matched ours or whether the whole thing was true as offers aren't disclosed during the bidding process, hence inflating prices btw). We had already worked for months with our own broker that had come recommended from family and friends and guess what... their lawyers and brokers were the most expensive ones. We felt powerless and completely blackmailed and had to do as told for the fear of losing our house. I'd really recommend to stay away from these people.

PLEASE READ!*** My partner and I spent 1 year fully renovating our property, and had a real fear, some huge trust issues and lots of anxiety with estate agents after some severe negligence from a previous estate agent in Cambridge - who was used for over 12 years. Our property is a period property that is not only as beautiful, quirky and unique on the outside as it is inside, but holds many special memories. Therefore finding the right tenant to love and respect the property was our main focus. We tried a couple of estate agents in Cambridge who said they shared our vision and focus, but really it was just their usual jargon and they over promised, under delivered and I thought that this was it. I had cemented my idea that this is just what it would be like with finding estate agents, but I thought we would give it one more shot and try one more agent and we found Radcliffe and Rust. Not to be dramatic but our prayers had finally been answered. After meeting Richard, and explaining our story, he put us at ease, and it immediately felt as though we were being taken seriously and they were going to honour and protect the house and our requests. Radcliffe and Rust are different, they really do care. Estate agency is a cut throat, competitive industry. But Radcliffe and Rust show professionalism well above their competitors. They have the ability to effortlessly follow through with their intentions and their word, and make you feel secure in the knowledge they will look after you and your property above just getting a tenant in and making their pay check. They are a small team, but truly mighty. Less is definitely more in this case. They have a family vibe, that they welcome you into. This brings me onto Kaitlyn. What an angel she is. Do not be deceived by her youth, she is fantastic. We had a lot of interest in the house, and not only was she able to find prospective tenants, but she filtered out the appropriate ones, and really did make our focus and requested her focus. Kaitlyn is bubbly, enthusiastic, prompt, and very knowledgeable. We were there for a couple of viewings, and she answered all the questions and really had researched the house as if it were her own. Kaitlyn also made sure we felt comfortable with potential tenants, and not only stood firm with her objective, but made sure no potential tenant was going to lie, or push her around. She stands true to her integrity, and Radcliffe and Rust’s integrity, and they really are so lucky to have her as their front-facing lady. Positive experience: More or less ok. Positive was that they let us use the garage despite it was not mentioned in the contract because of its terrible condition. That was helpful. But there was more of negative stuff. The maintenance issues in the house were always only partially solved and they tricked us during the checkout so we payed around 50 GBP more than what would be fair for cleaning... would not recommend but if you are desperate for the house you definitely can survive their treatment

Fantastic experience: I let out a house for four years, and Radcliffe and Rust were the letting agents managing the property. I have never had any complaints about their service, and have always found everyone to be helpful and trustworthy. Any issues reported by the tenants were dealt with in an efficient and reasonable way. I particularly appreciated the advice that David Radcliffe gave me when preparing to let out the house. I was pleased to also be able to use their services as estate agents when the time came to sell.

Positive experience: We had good relationship as tenants but the moving out out procedure was a bit painful. Communication was not ideal but that was only a minor issue. We trusted the agent to do viewings while we were not at the flat as we had moved out already. When I went to check the condition of the flat at the last day, I noticed that they have left the lights on and the heating on the booster setting! I doubt that it was done on purpose as it could easily just be someone that viewed the house or the cleaning service that they hired. Either way it was extremely frustrating and inflated our electricity bill.

Negative experience: We are tenants with them and the process could have not been any more painful. They messed up on the transfer of utility services and we ended up doubled billed. They are also extremely disorganized and seem to have a high turn out of staff. They also lost our immigration codes and apparently only confirmed we were allowed to rent in the UK after we moved in. Once we moved in the problems continued, we found some maintenance issues and are still waiting (3 months now) for something to be done about it. Finally, they also have pretty high fees for breaking contracts earlier forcing you to not only cover the rent until they find a new tenant but also pay £2200 for the privilege.

Fantastic experience: After getting 4 quotes from estate agents for selling my house, I chose Radcliffe & Rust and am so glad ! did! Not the cheapest, nor the most expensive, but certainly the best for my me and my property. Richard was on the case all the time - from rapidly getting the property on the market to managing the bidding process and then right through to gently chivvying the buyer along. The sale went through on time and left me with a new and improved view of what a good estate agent can do for you!

He was very proactive chasing the other parties and sorting out problems. His communication was excellent and he responded to emails, texts and calls promptly and outside of office hours. Fantastic experience: Selling a property is a very stressful business so it really helps to find an estate agent that you can trust. All the dealings I had with Radcliffe and Rust including visits and the preparation of an energy report were pleasant, informative and positive. I found their website really easy to navigate, technically ahead of others I have explored and a pleasure to use. I have no hesitation recommending them.

Fantastic experience: In the end we decided not to sell our house, but I was very impressed with Richard's communication and dedication- replying to my emails even late in the evening, checking up on whether there was anything else he could do to help. A really local touch, and the fees were very competitive too. Must be the reason I see so many R&R signs around my area in South Cambs!

Negative experience: 2 stars is being generous; We had an appointment 5SEPT at 1pm. We arrived and nobody was present for the viewing so called the office to see where the agent was. Was informed she would be 10 minutes late. Fine we waited and upon her arrival she didn't even apologise or even say, "hello, my name is ----." Who knows. We completely understand traffic but that's why we left at a timely manner to ensure we were a few minutes early. She arrived at 13:20 so 20 minutes late for the appointment and couldn't even give an apology or proper introduction which we find rude and unprofessional. Thank you for the gentleman whom picked up the phone to let us know she would be late but whomever the female realtor was; she should have been a bit more considerate. A simple sorry for the wait or something and my name is ----. I'll be showing you the property. Unfortunately we weren't lucky and honestly have been put off by having another viewing.

Fantastic experience: I don't think I've ever had such a good relationship with a lettings agent! From start to finish these guys have been amazing, they've been so helpful and responsive to any issues we've raised. After renting a flat with them for 2 years they made the whole checking out process really simple and straight forward. I have had a number of nightmare experiences with private landlords and lettings agents over the years so it's certainly been refreshing to have dealt with these guys. I wouldn't hesitate to recommend them.

Fantastic experience: I bought a flat through Radcliffe and Rust in 2014. They were really pleasant to deal with throughout – easy to get hold of, friendly and informative. I hated that flat. Buying it was the biggest unforced error I’ve ever made in my life. I’ve recently sold it and, during the process of selling, worked out that I must have paid at least £20,000, maybe £30,000, more than it was worth in 2014. You should never forget that estate agents work for the seller. They did a great job for my sellers: I paid a lot more than it was worth for a flat that never suited me and was never made to feel like a fool by R&R while I was doing so. The sale went through really quickly but I never felt they were rushing me into my huge mistake. Can’t fault them.

Fantastic experience: Recently moved out of a property rented through Rad and rust and I will say that the experience from the moving in to the moving out has been one of the best experiences I have had renting in Cambridge. Craig from beginning to end has been fantastic and helpful whenever needed. Any queries throughout the tenancy were dealt with quickly. Would definately recommend to anyone looking to rent in Cambridge
