Positive experience: We had our rural country house valued in November by GTH, with a view to putting it on the market in the New Year, after doing any works that they may suggest might help a sale. As it was, we were already in the process of painting the outside render of our property and they didn't feel anything else was in need of maintenance. We put our house on the market in the March and GTH found us a buyer within 2 weeks; where we accepted an asking price offer. The agent was helpful in communicating with us and our buyers along the complicated process of getting our sale across the line. Having said that, we found the process extremely stressful and many things had changed since our last move, some 11 years ago. With hindsight, we perhaps would not have accepted an offer from buyers requiring a mortgage to buy. Satisfying their provider with the complications that come with a unique, rural and old property, at times seemed insurmountable. Our polite suggestion to GTH would be that we would have found it helpful if, back in November when we first approached them, they had forewarned us that many compliances on our utilities would be required by buyers and their mortgage lender (which we could have put in place, before putting our house on the market). As it was, we were weeks into the sales process and were having to apply for retrospective building regulations certificate for our waste water treatment plant (which we didn't know was required at installation, as we were updating an existing old system.) We also had to pay thousands to move our heating oil tank, to bring that into current compliances. This all added weeks onto the process and was extremely stressful, wondering if our buyers would back out, being asked to wait so long. These problems must be issues that arise often with rural properties that have their own private water, waste treatments etc. We were clueless entering the market and would certainly have found it less stressful if we had, had all certificates in place, before putting our house on the market. It's easy to see why many house sales collapse along the complicated process.

We are delighted that we were able to secure a buyer within two weeks of marketing and achieve an asking price offer, especially in the current challenging market conditions. It is also encouraging to hear that you found our team helpful and supportive in maintaining communication with both yourselves and your buyers throughout what proved to be a lengthy and complex transaction.
That said, we fully appreciate the frustrations and stress you experienced during the conveyancing process. Older rural properties can present unique challenges, particularly where private drainage systems, oil tanks, private water supplies and other non-standard services are involved. Mortgage lenders and their surveyors often require additional documentation and evidence of compliance, and unfortunately these requirements can sometimes only become apparent once a buyer's lender has undertaken its detailed assessments.
Your comments regarding earlier guidance are both constructive and valuable. With hindsight, a more in-depth discussion at the valuation stage about the potential need for documentation and compliance certificates relating to private services may have helped you prepare in advance and avoid some of the delays and uncertainty encountered later in the process. We will certainly share your feedback with our residential team as we continually look to improve the advice and support we provide to sellers of rural properties.

Negative experience: Still waiting for refund of monies paid to secure rental accommodation, after the landlady pulled out. Extremely poor service. Also failed to notify goodlord, who continued to send emails and call, in regards to utilities and broadband. All very disheartening.

Negative experience: I found Greenslade Taylor Hunt inconsistent from start to finish in dealing with them. The lady I dealt with first, didn't really know much about the property. The first auction of the house I was interested in was cancelled as they didn't get the legal documents in time. There are many other solicitors out there that better and more efficient. I could not or ever recommend Greenslade Taylor Hunt.

We are disappointed to hear that we have not met your expectations on this occasion. Having now had the opportunity of discussing the matter with our South Molton branch, we understand that Richard Webber spoke with you following your complaint regarding the delayed legal pack to explain that we were directly instructed by our clients, the selling solicitors who were acting on behalf of a deceased estate, to commence marketing when we did, on the assurance that the legal pack would be available well in advance of the Bamboo auction closing date. Despite our endless chasing of the solicitors, we had still not received the legal pack and were therefore left with no choice but to delay the closing date of the auction. We then informed all interested parties of the situation.
We appreciate that the situation was extremely frustrating however we did our best to keep all interested parties informed.

Fantastic experience: Once we had had our offer accepted on the house which GTH were marketing, the chain stalled due to the usual incompetent and lazy solicitors at one end of the chain. All credit to Sandra at GTH who worked tirelessly liaising with people in the chain and prodding the useless blocker who was holding everything up. That service is vital in today's housing market and GTH was one of only two agents in the chain who really worked to make everything come together for a sudden exchange of contracts all along the chain and completion a breathless seven days later.
